The minimum opening dimensions and area, and maximum bottom sill opening height of the floor, should
be specified. See IRC Section R310.
6. A note should be included requiring the alarms to be hardwired, interconnected, and provided with back-
up battery power as required. Alarm clearances should comply with Section R314.3 Item 4 and Section
R314.3.1.
7. The roof details should comply with the ventilation requirements of IRC Section R806 and WSEC Section
R402.2.3. Include a calculation for the minimum required ventilation area in the drawings. The vents
should be equally distributed between the roof eaves and ridge, and around the building perimeter.
8. The attic spaces should be provided with access openings per IRC Section R807.
9. Insulation should be specified for all exterior walls, floors, slab-on-grade, and ceiling/roof cavities per
WSEC Table 402.1.1.
10. The project includes replacement of the existing windows and exterior doors. The required thermal
ratings for each type of vertical fenestration should be specified. See WSEC Table R402.1.1.
11. The project involves increasing the conditioned space at the upper floor. Energy credits are required per
WSEC Section R406. The required number of credits should be normalized per Table R406.2. A schedule of
the selected credits should be included in the drawings. The performance requirements for the selected
credits should be specified.
12. The project requires a whole house ventilation system per IRC Section R303.4. The drawings should show
the location(s) of the system component(s), and specify the performance requirements per Section
M1505.4.1. The system should be located in a central area that is open to and has unobstructed air flow
with the majority of the habitable space. Alternatively, if the system is not centrally located, the system
should provide ducting to each room of the house per Section M1505.4.1.1, and the drawings should
specify a requirement for testing to verify air flow rates per Section M1505.4.1.6. The system should not
have a sound rating exceeding 1.0 sones.
13. The bathrooms and kitchen should specify exhaust fans including the minimum required performance
rates per IRC Table M1505.4.4(1).
14. The house is required to have a heating system per IRC Section R303.9. The type and location of the
system should be specified. If the system is new, it should be indicated as such in the drawings. Gas
appliances are prohibited in the locations specified in Section G2406.
15. The house is required to have a water heating system per IRC Section R306.4. The type and location of the
system should be specified.
