• . <br /> retaining fill material,which is 4 feet or greater, but less than 6 feet <br /> in height above finished grade, may be located in any required <br /> setback however if visible from the public right-of-way or <br /> residentially zoned property, the structure must be constructed of <br /> or faced with brick, stone, split-face or fluted concrete block, <br /> textured poured-in-place concrete, or other materials with texture <br /> to reduce the apparent mass of the wall. Please see EMC 19.06 for <br /> complete details. Please provide design details of the proposed <br /> retaining wall materials for further staff review or revise <br /> accordingly. <br /> 4. Surveys.Structures proposed within 1'of a required setback or maximum <br /> height are subject to the survey provisions of EMC 19.39.070. For setbacks, <br /> the property corners must be clearly marked by a licensed surveyor in the <br /> field to verify setbacks upon inspection. For height, a base elevation survey <br /> is required prior to permit issuance (with corresponding survey accurate <br /> calculations on the elevations and site plan)and a height survey shall be <br /> required at time of framing. Please refer to the building height handout <br /> (pages 4-7)for further details and appropriate forms and revise accordingly. <br /> 5. Geologically Hazardous Areas.All 3 lots have mapped geologically <br /> hazardous areas. In accordance with EMC 19.37,when geologically <br /> hazardous areas are mapped on or near a project, at minimum a Geotech <br /> Assessment is required through sometimes a full report and/or geological <br /> covenant may be necessary. Please refer to EMC 19.37 for complete details <br /> about minimum requirements and work with a Geotech professional to <br /> prepare the necessary documentation and recommendations based on each <br /> proposal. <br /> 6. Landscaping Plan. A landscaping plan shall be required for each lot <br /> demonstrating compliance with the recorded conditions of the short plat <br /> and applicable provisions of EMC 19.35. At minimum one deciduous tree, 2" <br /> caliper, shall be provided in the front yard landscaped area of each lot. <br /> Please review and revise accordingly. <br /> 7. Airport Influence Area. All 3 lots are located within the Airport Influence <br /> Area. Please refer to EMC 19.17 for complete details. Prior to permit <br /> issuance, a declaration shall be recorded for each property with the <br /> Snohomish County Auditor's office identifying their location in the AIA. <br /> Please submit draft declarations for my review prior to recording with the <br /> County. <br /> iiim <br /> MI Page 2 of 2 <br />
