• (-/k
PELLETIER (CF) SCHAAR
15. Floor Plans and Foundation plan should specify all shear walls including length, type,
and any hold downs. All required hold-downs should be shown on the foundation
plans and should be consistent with engineering when building has been engineered.
R106.1.1
16. Page 4 of the WoodWorks Shearwalls calculations in the structural calculations
shows a 10 ft segmented shear wall located on level 2 Wall D-1 but floor plan on
page 2b of calculations shows only roughly 4 ft total of wall available. Please clarify
the shearwall location or update shearwall calculations.
17. Hold downs should be provided to resist uplift forces caused by overturning effects
by lateral forces. Provide appropriate tie downs for walls located at all levels with a
resulting uplift force. IBC 1604.4 and SDPWS 4.3.6.4.2 (See comment 15 for
additional required information).
18. For engineered buildings, the size and spacing of all anchor bolts should be shown on
the shear wall schedule. Shear wall schedule should be shown on the plans and be
consistent with foundation sections. R106.1.1
19. See Sheet S 1.3. Shear wall located on the second floor between the Master Room and
Bonus Room should have a support in the floor framing.
20. Provide the following structural details.
a. Plans should show structural framing details for the truss connection to the
wall top plate with appropriate hardware, sheathing, and nailing
requirements.
b. Plans should show a structural framing detail for floor-to-floor shear
transfer from upper-level walls to lower-level walls. R106.1.1 and
R301.2.1
c. Plans should show the shear transfer from the roof to the shearwall located
on the second floor between the Master Room and Bonus Room.
d. Plans should show a framing detail of shear transfer for the lower roof
framing. For example, the lower roof for the Dining Room and wall
framing at the Bonus Room location.
e. Plans should show a shear transfer detail to shear walls located at th
e
exterior wall of the fireplace located at the Living Room and Outdoor
Dining.
Pelletier+ Schaar, LLC
26911 98th Drive NW, Suite B, Stanwood, Washington 98292 p (360) 629-5375
