However, the submitted documents are not sufficient <br /> for us to perform a review at this time. The Planning Department has also determined that the project is not <br /> sufficient to perform a review; they will issue a comment letter separately. Construction-level documents <br /> need to be submitted for review. Information is attached to provide guidance. Preliminary comments are <br /> provided below to assist in preparing the drawings, but these are not intended to provide a comprehensive <br /> review. Depending on your experience with the model codes and preparing documents, we recommend <br /> consulting with a design professional to assist you. <br /> 1. The submitted drawings represent concept-level sketches. Construction-level drawings should be <br /> submitted for review that clearly specify the required construction and demonstrate compliance with <br /> the 2018 International Residential Code (IRC). <br /> 2. The 2018 IRC should be stated in the plans as the applicable building code. <br /> 3. The overall proposed construction is not clear. Framing plans should be provided. Items not clear <br /> include but are not limited to: <br /> a. The overall dimensions are not clear. Plan dimensions for the roof size appear to conflict <br /> between the plan and elevation. The lengths of the existing roof eave and new canopy roof <br /> eave are not provided. <br /> b. Number and spacing of posts. Note that posts are identified as "GLB", which is not a typical <br /> material. <br /> c. Number, locations, and supports for "3 1/2 x 9 GLB". <br /> d. A fastener schedule should be provided per IRC Table R602.3(1). <br /> e. Proprietary connections appear to be required and should be specified. <br /> f. Photography of the unpermitted work appears to include knee braces. A detail should be <br /> provided. <br /> g. The proposed connection between the 2x6 joists and the existing roof eave is not clear. Details <br /> should be provided. The size and spacing of the eave framing should be specified. <br /> 4. Photography of the unpermitted work appears to show that the new posts are bearing on the eaves for <br /> the deck surface above the garage; the posts are not centered on the wall below. A framing plan for <br /> the supporting structure should be provided and demonstrated to comply with the IRC for the new <br /> loading condition. <br /> 5. The roof posts are exposed to weather. Use of preservative-treated or naturally-durable materials <br /> should be used. See IRC Sections R317.1.4 and R317.1.5. <br /> Review of your project will be performed in the order received once the required documentation has been <br /> submitted.
