• I <br /> Mr. Kevin Callahan <br /> Cobalt Exterior, Inc. <br /> Plan Check Number: B1908-016, First Building Review <br /> August 8, 2019 <br /> General <br /> 1. The construction drawings are generally not sufficiently clear for a complete review to be <br /> performed at this time. The drawings contain unsued information and omissions such that the <br /> intended construction is not clear. Review comments have been provided to assist the <br /> designer-of-record (DOR) in revising the construction drawings. However, these are intended <br /> to provide a preliminary review only. Additional comments may be provided pending a review <br /> of the revised submittal documents. The construction drawings shall be revised to clearly show <br /> the intended construction. Drawings that do not specify work for the current project should be <br /> removed from the construction set. See IBC Section 107.2.1. <br /> 2. The proposed project shall comply with the requirements of the 2015 International Residential <br /> Code for architectural requirements and the 2015 International Building Code for structural <br /> requirements. Alternatively, the proposed construction shall be clearly shown to satisfy the <br /> prescriptive requirements of the IRC for the structural design. The codes shall be specified in a <br /> "Codes and Criteria"information section within the construction drawing set. See the Everett <br /> Municipal Code Section 16.005.030 Article A and IBC Section 107.2.1. <br /> Architectural <br /> 1. The project documents include an undated letter prepared by Cobalt Exteriors, Inc., identifying <br /> architectural deficiencies in the deck construction. The construction drawings do not clearly <br /> address all issues identified in the letter. The construction drawings shall be revised to address <br /> all deficiencies. Additional comments addressing some items are provided below but are not <br /> intended as a comprehensive correction list. See IRC Section R106.1.1. <br /> 2. The connections for the deck appear intended to be installed through a break in the siding. The <br /> opening in the siding shall retain the moisture barrier and provide flashing to prevent moisture <br /> intrusion into the structure. Additional details shall be provided clarifying the required <br /> construction. See IRC Section R106.1.1. <br /> 3. The drawings appear to provide information for railing along the deck edge. The information is <br /> not sufficiently complete to specify the required construction. The railing shall comply with the <br /> requirements of IRC Section R312. Connections of the railing to the existing railing and house <br /> shall be provided. See IRC Section R106.1.1. <br /> Structural <br /> General: <br /> 1. The construction drawings do not include structural notes.
