The structural notes shall specify the allowable soil bearing pressure for the foundations. The <br /> project does not appear to include a geotechnical investigation of the project site soils. The <br /> bearing presssure shall not exceed the presumptive value of 1,500 psf per IBC Table 1806.2 for <br /> Class 5 materials. See IBC Section 1603.1.6. <br /> 3. The construction drawings do not include material requirements for the structural framing. <br /> Material properties, connection requirements, fabrication and coating requirements, and other <br /> information required to perform the structural work shall be specified in accordance with the <br /> following design standards: <br /> a. Concrete (includes reinforcement): IBC Sections 1901.5. <br /> b. Wood: IBC Section 2306.1 (ASD) or 2307.1 (LRFD), and NDS-15 and AWC SDPWS-15. <br /> 4. The proposed design will develop lateral loads due to wind and earthquake loading that must <br /> be resisted by the main structure. The structural notes shall specify the wind and earthquake <br /> design data for the project. See IBC Sections 1603.1.4 and 1603.1.5. <br /> 5. The project appears to use proprietary hardware (e.g., framing connections, post-installed <br /> anchors, etc.). The construction drawings shall specify the make and model for each type of <br /> proprietary component in the project. Fastening requirements (e.g., nail sizes and count, etc.) <br /> shall be specified for each component where applicable. See IBC Sections 107.2.1 and 1604.1. <br /> 6. The project includes wood framing exposed to weather. The structural notes shall require all <br /> wood exposed to weather to be preservative-treated or naturally-durable wood. The note shall <br /> require the cut ends and surfaces (e.g., trimmed framing, stair cut-outs, drilled holes, etc.) of <br /> preservative-treated wood to be coated with a preservative treatment complying with AWPA U1. <br /> See IBC Sections 2304.12.1 and 2304.12.2.3. <br /> Foundation System: <br /> 7. The construction drawings indicate 12"diameter by 24"concrete foundations. A detail for the <br /> foundations shall be provided. Reinforcement for the foundations complying with ACI 318-14 <br /> shall be provided. Connection hardware embedded in the foundation shall be specified. The <br /> foundations shall satisfy IBC Section 1809. See IBC Sections 107.2.1, 1603.1, 1901.2, and <br /> 1901.5 Item 3. <br /> Gravity System: <br /> 8. The framing plan at the end of the set appears to show the proposed construction of the deck. <br /> The information is not sufficiently clear to complete a review. See IBC Sections 107.2.1 and <br /> 1603.1. The following comments shall be addressed: <br /> a. The plan shall be limited to proposed framing for the deck. Demolished framing shall not be <br /> shown, identified, or dimensioned. <br /> b. The plans do not appear to show connections between the framing. Proprietary products <br /> shall be identified in the structural notes.
