Please verify and demonstrate that the additions are complying with the provisions of <br /> WSEC 502,which would include addressing the building envelope(WSEC 502.1.1.1), heating and <br /> cooling systems (WSEC 502.1.1.2),and hot water system (WSEC 502.1.1.3), lighting(WSEC 502.1.1.4). <br /> Please revise drawings as required. <br /> 8. On Sheets Al,the south elevation indicates the walls are to be demolished, but such walls appear to <br /> be opening such as the garage door. Please clarify if additional openings are being created in the <br /> existing structure at the south elevation. Also,the addition does not appear to use braced wall <br /> panels for construction, please provide design calculations for the proposed shear walls as their use <br /> would constitute engineered design where the shear walls are not prescriptively indicated in the IRC. <br /> IRC R301.1.3. <br /> 9. Post and beam connection details appear to be missing for the construction of the proposed carport. <br /> Please provide and cut details on the plan sheets. Also, please provide design calculations for carport <br /> framing as this does not appear to be covered in the prescriptive provisions of the IRC and appear to <br /> constitute engineered design. IRC R106.1.1, R301.1.3. <br /> 10. Please indicate on the drawings the proposed local exhaust fan rates as it appears to be missing <br /> from the construction documents. IRC M1507.4. <br /> RESUBMITTAL REQUIREMENTS <br /> In order for the processing of your application to continue,it will be necessary to provide the Building <br /> Division with two new sets of revised construction documents reflecting the corrections requested. <br /> Please include a response letter indicating how the corrections were resolved. <br /> All codes cited refer to the 2015 International Residential Code (IRC), 2015 International Building Code <br /> (IBC), 2015 International Existing Building Code(IEBC),the 2015 International Fire Code (IFC),the 2015 <br /> International Mechanical Code (IMC),and/or the 2015 Washington State Energy Code (WSEC),as <br /> amended by the State of Washington and adopted by the City of Everett. The current IBC referenced <br /> standard for accessible design is the 2009"Accessible and Usable Buildings and Facilities" (ICC/ANSI <br /> A117.1). Federal ADA regulations and standards may be more restrictive. <br /> These comments address building issues only.Additional revisions or additions may be required by <br /> other departments(such as Utilities,Traffic, Planning or Fire).
