The submitted construction drawings do not include sufficient structural information to perform <br /> a complete review. Comments have been provided below. Additional comments may be <br /> provided pending a review of the revised drawings. See Section R106.1.1. <br /> 2. The construction drawings should include a fastener schedule per Table R602.3(1). Providing a <br /> reference to this table in the drawings does not satisfy this requirement. <br /> 3. Continuing with the previous comment, the project appears to include proprietary connections. <br /> The make and manufacturer of the connections should be specified when used. Details should <br /> be provided as needed clarifying the proposed construction. See Section R106.1.1. <br /> 4. The construction requirements for the retaining wall in Detail 9/A9.1 is incomplete. Dimensions <br /> should be provided. The foundation should comply with Sections R403 and R404. The <br /> minimum depth below grade should comply with Section R403.1.4. Alternatively, an <br /> engineered design may be performed per Section R301.1.3; calculations substantiating the <br /> design should be submitted for review. <br /> 5. The foundation for the deck in Section 2/A2.3 does not appear to comply with Sections R507.3. <br /> Additional information on the construction, including reinforcement, should be provided. The <br /> depth should comply with Section R507.3.2. <br /> 6. The foundations supporting the rear deck should be clarified. The foundations should comply <br /> with Section R507.3. <br /> 7. The following comments should be addressed for the new decks and roof per Section R106.1.1 <br /> and additional citations provided below: <br /> a. Deck framing plans should be provided complying with Section R507. <br /> b. The roof framing appears to be incomplete and should be revised. For example, a ridge <br /> beam appears to be required, but the size and end support conditions is not shown. <br /> c. Connections are not specified between most members. <br /> d. Support framing and connections to the existing building are not provided. Additional <br /> framing and details should be provided in the drawings. <br /> e. Deck vertical and lateral connections are required per Section R507.9. <br /> f. The roof sheathing does not appear to be specified. <br /> g. Details for the roof overframing should be included in the drawings. <br /> h. The roof rake edges cantilever 12 inches and do not appear to be provided with structural <br /> support framing. Details for outriggers should be provided, or the sheathing cantilever <br /> should be reduced to not exceed 9 inches. See Section R803.2.3. <br /> 8. Details for the stairs should be included in the construction drawings.
