2. EXISTING CONDITIONS SUMMARY <br /> The entire property consists of 1.33 acres. Runoff generated from the existing site sheet <br /> flows primarily in the southern or southeastern direction into and existing stream/wetland <br /> complex on the property to the south. This stream/wetland also passes through this parcel <br /> in the southeast corner from west to east. This project will not affect any off-site'flows from <br /> passing through the southeast corner of this.parcel, but this project will not affect any offsite <br /> flows from passing through or around the site as in the existing conditions. <br /> Land use around the site is primarily single-family homes. The parcel associated with this <br /> project currently has no structures and is covered with trees and ground cover. The grades <br /> on the site, in the area of the proposed Lots, are moderate-steep and average approximately <br /> 15% or steeper`down to the south-southeast. <br /> Nelson Geotechnical prepared a Geotechnical report for this project. In their report they <br /> recommend that stormwater from the improvements is collected and conveyed to an <br /> approved collection/discharge system. USDA Web Soil Survey data was also reviewed for <br /> this site.The project area was shown to have Alderwood-Urban Land Complex by the USDA <br /> website. General site slopes, in the area of disturbance, are moderated-steep with some <br /> slopes over 15%. ' Based on the existing soil information and the setbacks of the proposed <br /> improvements from.any of the property lines or critical areas there is moderate potential for <br /> erosion or sedimentation during construction assuming so site specific BMPs included in <br /> the SWPPP are necessary.to adequately protect the downstream system.
