. <br /> 1. PROJECT OVERVIEW <br /> This document is intended to provide the engineering information necessary to support the <br /> 3 lot short plat application in the City of Everett. The site covers 1.33 acres. The existing <br /> site.is cursenti.y.partially..developed and contains lawn, some brush, and an old garage slab. <br /> The proposed disturbance area will cover approximately 17,000 sf. Two of the proposed lots <br /> will access from 57th St.SW with one lot accessing off of Seahurst Ave. <br /> The parcel is currently vacant and contains a stream and wetland complex. There are <br /> developed properties in this area with SFR improvements. The slope of the site in the area . <br /> of the future SFRs and driveways is moderate to.steep and averages approximately 15 <br /> percent or more down to the west, south and southeast. <br /> This development proposes to create three lots for future SFRs with paved driveways. The <br /> total new plus replaced impervious surfaces equal 6,676 sf(0.15 acres). <br /> Per Figure 1-2.4.1 (flow chart for determining requirements for new development), this <br /> project is subject to minimum requirements 1-9. However, the City has agreed with the <br /> owner/applicant that permitting this project under two separate permits rather than one is <br /> allowed and.would require each project application to meet MRs 1-5. So, in order to simplify <br /> the review and aid in minimizing impacts to the on-site and adjacent critical areas the <br /> owner/applicant has agreed to submit this project under one 3 lot SP application which the <br /> City has agreed should be designed to meet MRs 1-5. . <br /> Roof runoff from the SFRs will,be collected and dispersed east of Lot 3 via a level spreader <br /> trench. All drainage improvements have been designed to meet or exceed the 2019 DOE <br /> Stormwater Management Manual with modifications and additions contained in the current <br /> City of Everett Design and Development Standards. <br /> The project location is 57xx Seahurst Ave, in the City of Everett, and in Section 1, Township <br /> 28N, Range 4E.
