The Proposed Floor Plan on Sheet A6 shows eight resident rooms. The adult family home <br /> (ADF) is limited to six residents. Two rooms should be designated as non-resident rooms. In <br /> addition, the General Notes on Sheet Al should include a note stating that the ADF is limited to <br /> a maximum of six residents. See the ADF definition in Section R202. <br /> Architectural <br /> 1. The partial Ramp Plan on Sheet A4 and the Proposed Floor Plan on Sheet A6 should specify a <br /> minimum interior clearance of three feet between the ramp guards. See Section R106.1.1. <br /> 2. The CareTaker and Office rooms in the Proposed Floor Plan on Sheet A6 do not comply with the <br /> minimum area and dimension requirements of Section R304. The design should be revised. <br /> 3. Sheet A2 includes the energy credit schedule per WSEC Section R406. The following comments <br /> should be address: <br /> a. Option 1.1 is selected requiring vertical fenestrations with a maximum thermal performance <br /> of U=0.24. The schedules on Sheet A2 should be revised to show this value. In addition, <br /> the Proposed Floor Plan and the"Legend"on Sheet A6 should remove the U=0.28 values as <br /> these conflict with the maximum allowable value. <br /> b. Options 3.2 and 5.3 are selected for energy efficient systems. The performance <br /> requirements for each system should be specified in the construction drawings. <br /> 4. The project requires a whole house ventilation system per IRC Section R303.4. The drawings <br /> should show the location(s) of the system component(s), and specify the performance <br /> requirements per Section M1505.4.1. The system should be located in a central area that is <br /> open to and has unobstructed air flow with the majority of the habitable space. Alternatively, if <br /> the system is not centrally located, the system should provide ducting to each room of the <br /> house per Section M1505.4.1.1, and the drawings should specify a requirement for testing to <br /> verify air flow rates per Section M1505.4.1.6. The system should not have a sound rating <br /> exceeding 1.0 sones. <br /> 5. The kitchen should specify an exhaust fan including the minimum required performance rate <br /> per IRC Table M1505.4.4(1). <br /> 6. Detail 1/A3 appears to show a ventilation baffle over the insulation. This should be clarified. <br /> See Section R402.2.3. <br /> 7.
