The proposed project includes demolition of interior walls that appear to be non-bearing. See <br /> Sections R106.1.1 and R301.1. The following comments should be addressed: <br /> a. The Existing Floor Plan on Sheet A5 should specify all walls to be demolished. <br /> b. The Existing Floor Plan on Sheet A5 should show the location, spans, extent, and type of <br /> the roof framing above. <br /> c. The Exiting Floor Plan should include a note requiring the contractor to verify the existing <br /> framing above as shown on the drawings, and verify that walls proposed for demolition are <br /> not load bearing. <br /> 2. A general fastener schedule should be provided per IRC Table R602.3(1). Providing a reference <br /> to this table in the drawings does not satisfy this requirement. In addition, the make and model <br /> of proprietary hardware should be specified where used for connections. <br /> 3. The deck providing egress should be connected to the house with vertical and lateral <br /> connections complying with Section R507.8. Detail 9/A4 should be revised. <br /> 4. Deck foundations should have sufficient embedment to extend below the frost line. The <br /> embedment should not be less than 12 inches. See Sections R403.1.4 and R507.3.2, and Table <br /> R301.2(1), and EMC Section 16.01.0100). <br /> 5. Headers should specify the minimum required king and jack studs. See Section R602.7.5. <br /> 6. Detail 4/A3 provides curbs for new walls. See Section R404.1. The following comments should <br /> be addressed: <br /> a. The minimum anchor size should be 5/8 inches per the"Wall Notes"on Sheet Al. <br /> b. The anchors should into the existing footings for the minimum required embedment depth. <br /> c. Steel reinforcement should be provided in the concrete curb. <br /> This review has been performed for general compliance with the building codes as adopted and <br /> amended by the state of Washington and the city of Everett. Corrections and comments made <br /> during the review process do not relieve the project from compliance with code and permit <br /> requirements.
