The plans are unclear on what portions of framing is being restored/rebuilt due to the fire <br /> and what is to remain. From our conversation on the phone the South portion of the home has <br /> structural damage and is being rebuilt while the framing in the North portion is to remain, but <br /> insulation and finishes are to be replaced. Drawings should be updated to clearly indicate the scope of <br /> work. Framing plans should distinguish new and existing framing. <br /> See added wall key and detailed work description on sheets Al and A2 and thru out the plan set. Plan <br /> prints have been highlighted as well for additional delineation of work. <br /> Architectural <br /> ,A'. The roof eaves project approximately 3.5 feet from the property line on the West side of the <br /> structure per the site plan. In this location, one-hour construction is required on the underside of the <br /> eaves (see alternatives and exceptions provided). In most solutions, the soffit venting will not be <br /> permitted in the eaves in these locations and the roof venting should be relocated to an approved <br /> location. Table R302.1(1) Existing over hangs per as built measurement extend a maximum of 1'-4" <br /> into setback, fire blocking shall be provided at wall/truss connection. <br /> ee Sheet A-4, Building Section A-A. <br /> ,,,i Garage separation from habitable rooms above should be updated to 5/8" Type X gypsum <br /> board. The beam revealing in the garage should be wrapped with the Type X gypsum board as well. <br /> Table R302.6 See general note floor plan note#21 sheet Al for 5/8" Type 'X' fire rated gypboard <br /> locations, details have been updated as needed. <br /> A. The insulation in the ceiling should be updated to R-49 as shown in Section 1 on Sheet S-3. <br /> Note 10 on Sheet A-1 should be updated to specify minimum R-49 ceiling insulation. See the selected <br /> energy credit option 1.3. Insulation at ceiling shall be R-49 and R-38 dense batt with advanced <br /> framing/ raftered locations per energy credit option 1.3. <br /> I The floor insulation should be updated to R-38 per the energy credits provided. Note 11 on <br /> Sheet A-1 should be updated to specify minimum R-38 floor insulation. See the selected energy credit <br /> option 1.3.
