The submitted drawings appear to include prior unpermitted work, including but not limited to <br /> the enclosed covered patio. The existing conditions shown in the drawings are not consistent <br /> with the available City of Everett and Snohomish County records. The permit history shows the <br /> construction of an open covered patio. Construction drawings for the building under Permit No. <br /> B1404-036 are available in the records database on the City of Everett website. The drawings <br /> should be revised to show all previous unpermitted work as new work; all new work is required <br /> to comply with the current code requirements. Alternatively, the drawings should show the <br /> removal of unpermitted work and restoration of the building to its previous legally permitted <br /> condition. See IRC Sections R102.7.1, R105.1, and R113.1. <br /> 2. See smoke detectors note on Sheet 1. Smoke and CO alarms should be provided per IRC <br /> Sections R314 and R315. The locations of all alarms should be shown on the plans. A note <br /> should be included requiring the alarms to be hardwired, interconnected, and provided with <br /> back-up battery power as required. Alarm clearances should comply with Section R314.3 Item <br /> 4 and Section R314.3.1. <br /> 3. The attic spaces should be provided with access openings per IRC Section R807. <br /> 4. Submitted documents included information on energy credit compliance. A schedule of the <br /> selected credits should be included in the drawings. The performance requirements for the <br /> selected credits should be specified. See selected energy credit option 5.5. Per WSEC Table <br /> R406.3, drawings should specify the option selected and specify the water heater equipment <br /> type and minimum efficiency to qualify for the credit. <br /> 5. The project requires a whole house ventilation system per IRC Section R303.4. The drawings <br /> should show the location(s) of the system component(s) and specify the performance <br /> requirements per Section M1505.4.1. The system should be located in a central area that is <br /> open to and has unobstructed air flow with the majority of the habitable space. Alternatively, <br /> the system should provide ducting to each room of the house per Section M1505.4.1.1, and the <br /> drawings should specify a requirement for testing to verify air flow rates per Section <br /> M1505.4.1.6.
