A property owner may request that the planning director modify <br />the design standards, using Review Process II as set forth in EMC Title 15 and criteria set forth in <br />Chapter 15.03 EMC. <br />Section 6. EMC 19.08.150 is amended as follows, with strikeout text deleted and underlined text added: <br />19.08.150 Short-term rentals. <br />Short-term rentals shall comply with the following provisions: <br />A. License Required. A city business license is required to operate a short-term rental. No more <br />than two short-term rental sites may be operated by any individual, marital group, a group of <br />people, or a corporate entity such as an LLC, within the city. <br />B. Location. A short-term rental use may be located in a dwelling unit or an accessory dwelling <br />unit. See EMC 19.08.100 for applicable accessory dwelling unit requirements, including owner- <br />occupancy if applicable. <br />C. Number of Guests. The total number of guests occupying a dwelling unit may not exceed <br />eight on a site, including any site with an accessory dwelling unit. <br />D. Signs. No signs identifying the use as a short-term rental are permitted. <br />Section 7. EMC section 19.22.020 is amended as follows, with strikeout text deleted and underlined text <br />added: <br />19.22.020 Heights for principal and accessory buildings. <br />A. Maximum Building Heights. <br />1. Principal Buildings. Maximum building heights for principal buildings are set forth in <br />Map 22-1 and in Table 22-1 below. A building must meet both standards in Table 22-1 <br />(maximum floors and maximum feet). <br />Table 22-1: Maximum Building Heights <br />1 If located within an historic overlay, the maximum height is limited to three floors or thirty- <br />eight feet in maximum height, with the maximum height to the eaves at the side lot line twenty- <br />four feet.
