GENERAL NOTES <br />Codes- All work shall conform to applicable codes. ALL APPLICABLE CODES, ORDINANCES AND MINIMUM STRUCTURAL REQUIREMENTS <br />TAKE PRECEDENCE OVER ALL DRAWINGS, NOTES AND SPECIFICATIONS. Any deviation in construction from approved plans requires prior <br />review and approval from municipal authority. <br />Details - Typical details are not referenced at all locations throughout the project, the intent is that they apply throughout the project in all <br />relevant circumstances unless otherwise noted. <br />Dimensions - Use only printed dimensions on drawings. Do not scale drawings. Contractor to verify all dimensions, grades and existing <br />conditions before proceeding with work. Dimensions are to face of stud or face of concrete or centerline of interior columns unless noted <br />otherwise. <br />General Contractor - Contractor shall verify all dimensions and site conditions, and notify the architect immediately in writing of any <br />discrepancies, errors, or omissions prior to proceeding with the work. Contractor shall provide adequate shoring and bracing of all structural <br />members during construction. Contractor shall verify all door and window rough -opening dimensions with the door and window <br />manufacturers. Contractor shall be responsible for the repair of any damage caused by self or other trades. <br />Subcontractors - Plumbing, electrical and mechanical contractors shall verify all requirements for this project and comply with all local codes, <br />submit plans for approval and obtain permit before starting work. <br />Schedule - The project shall be scheduled and installation of elements coordinated as necessary by the contractor to permit work between <br />different trades to proceed without upsetting proper construction sequences or delaying the project schedule. <br />Repetitive Features - repetitive features may be drawn and/or annotated only once, but shall be provided by contractor as if drawn in full. <br />Repetitive annotations may be called out only once and may be indicated as typical. <br />Discrepancies - Contractor must contact architect immediately regarding any discrepancies or conflicts in contract documents or existing <br />conditions prior to proceeding with work. Contractor must contact architect immediately for any discrepancies or conflicts between contract <br />documents and applicable codes prior to proceeding with work. <br />Project Site Conditions - Contractor shall visit the site and familiarize himself/herself with all aspects of the work prior to contracting with <br />the owner to perform the work. Contractor shall verify conformance of actual soil conditions with soils report and design assumptions. <br />Job Site Safety - The architect has not been retained to provide design and/or construction review services relating to the contractor's safety <br />precautions. Periodic site visits performed by the architect shall not be construed as supervision of actual construction safety precautions. The <br />architect is not responsible for providing a safe place for the performance of work by the contractor or the contractor's employees or <br />employees of suppliers or subcontractors, or for access, visits, use, work, travel or occupancy by any person. Contractor shall verify all <br />dimensions and site conditions, and notify the architect immediately in writing of any discrepancies, errors, or omissions prior to proceeding <br />with the work. Contractor shall be responsible for the repair of any <br />damage caused by self or other trades. <br />Permits - Contractor shall be responsible for acquiring all necessary permits for the work, except for the building permit which is the <br />responsibility of the architect. <br />Mechanical Electrical Plumbing - The contractor is responsible for coordinating mechanical, electrical and plumbing contractors and <br />notifying the architect of any discrepancies in framing prior to proceeding with work. <br />Shop Drawings - Shop drawings presented to the architect are reviewed for design Intent only. The general contractor is to review and <br />approve all shop drawings prior to submitting to architect or structural engineer. Architect may reject shop drawing that have not been <br />reviewed by the general contractor. See structural notes and project specifications for additional requirements and clarifications regarding <br />shop drawings. <br />Changes in Work - All requests for changes to the approved plans shall be prepared by the general contract (change order) for owner's <br />approval prior to commencement of change. Any changes requiring municipal approval shall be documented by the architect submitted to <br />the building official for approval. Copies of such approvals shall be on the job site prior to commencement of work. <br />Cutting and Patching - Contractor is responsible for cutting filling and patching that may be necessary to accommodate changes in work <br />and to complete the work in general. <br />Requests for Information - The architect will respond to requests for information as expeditiously as possible. Architect requires no less than <br />two weeks to respond to any contractor requests for information or change. <br />Special Inspections - Inspections shall be performed per applicable code. The contractor shall include samples of inspection reports and <br />provide time limits for submission of reports prior to commencement of the project. <br />Job Superintendent - Shall maintain a list of the special inspectors conducting inspections on this job. The list shall include the name of the <br />inspector, the dates and times present on the jobs, and types of inspections completed. Shall also maintain a list of certified welders <br />performing the work on this job. The list shal include the names of the welder, date of expiration of certifications and the type of welding the <br />individual is qualified to perform. <br />Certificate of Occupancy - no building or portion of building shall be occupied or used for storage prior to the issuance of a certificate of <br />occupancy. Approval for occupancy is only granted after acceptance by public works, planning, fire marshal, and building official. Final signed <br />reports from any testing shall be presented to the building official prior to the final inspection for occupancy. <br />Warranty Required - Contractor to provide guarantee on all materials and workmanship one (1) year from date of completion unless noted <br />otherwise in contract. <br />Signage <br />Contractor to provide all signage required by code including an address on face of building, letter sized per code. <br />Contractor to provide shop drawing or cut sheets for proposed signage for owner/architect approval. <br />Plumbing and electrical under separate permit and per field inspectors. <br />ADAMS <br />ARCHITECTURE <br />4530 Union Bay PI.
