Thomson Residence <br />Stormwater Site Plan Report <br />March 5, 2021 <br />Section II, Page 1 <br />Section II — Existing Conditions Summary <br />Section 11 Summary <br />Narrative <br />The existing site is located on a 0.21 ac parcel off Thomson Ave in Everett. There is an existing small single- <br />family residence on the northeast corner of the site with an associated driveway and walkway. Existing <br />impervious surfaces take up approximately 15% of the site, so the proposed project is considered a new <br />development. Aside from the existing development on the northeast corner of the site, the rest of the site <br />is undeveloped. The site slopes down from west to east at an average slope of 25%. According to the <br />Geotechnical Engineering Report, there is low risk of landslides occurring on the existing slope. The site <br />soils consist of Alderwood gravelly sandy loam derived from glacial outwash. See Section VI for more <br />information on site soils. There is an existing 8" sewer main and water main with connections extending <br />to the existing house.
