The project appears to include demolition of the existing exterior northeast wall. The extent of <br /> demolition should be shown to clearly indicate where new work is occurring. This includes <br /> clarifying the wall under the two-story portion of the house that appears to be modified to <br /> install a sliding glass door. See Section R106.1.1. <br /> Architectural <br /> 1. The architectural drawings appear to provide structural information that duplicates and may <br /> conflict with the structural drawings. The architectural drawings should include a note state <br /> that the more stringent structural requirements apply where discrepancies occur. See Section <br /> R106.1.1. <br /> 2. Sheet 3 should show a handrail for the stairs leading to the upper level. See Section R311.7.8. <br /> 3. The energy credits on Sheet C1 include providing vertical fenestrations with a maximum <br /> thermal rating of U=0.2. We recommend updating the schedule for the exterior building <br /> envelop components on Sheet C for consistency. See Section R106.1.1. <br /> Structural <br /> 1. The proposed design includes installing a new line of beams under the existing roof trusses <br /> along the existing exterior northeast wall. See Sections R106.1.1 and R301.1. The following <br /> comments should be addressed: <br /> a. The beams appear to be supported on built-up posts and other beams. Details should be <br /> included for the connections between all beams and supporting framing (e.g., other beams, <br /> posts, etc.). The make and model of proprietary hardware should be specified when used. <br /> b. The interior (3)2x4 post does not appear to align with the beam line as shown on Sheet 6. <br /> The post location, and the supporting foundation per Sheet 1, should be modified. <br /> 2. Sheet 6 specifies a one-foot cantilever along the rake edges of the covered porch roof. Detail <br /> 4/S3 appears to be referenced but does not appear to be consistent with this location. The <br /> sheathing along the rake edge should be provided with structural support similar to Detail 5/S3. <br /> See Section R803.2.3. <br /> 3. Sheet 6 shows overframing on the existing roof structure, which is presumed to consist of <br /> single-span 2x framing. The framing for the existing roof, including collar ties and support <br /> beam, post, and wall elements, should be sufficiently shown to substantiate a complete load <br /> path and compliance with Section R802 for the existing and new loads. Components not <br /> complying with Section R802 should be evaluated and modified per Section R301.1; structural <br /> calculations substantiating the design should be submitted for review. See Sections R106.1.1 <br /> and R301.1. <br /> 4. The structural calculations appear to only evaluate the shear walls for the first story. <br /> Calculations evaluating modified shear Type"SW-6" under the two-story portion of the building <br /> should be submitted for review.
