Continuing with the previous comment, the modified shear wall appears intended to resist shear <br /> loads tributary to the existing exterior northeast wall that will be demolished. The new roof <br /> beams are required to act as collecgtors to transfer loads to the wall. See Section R301.1.3, <br /> and IBC Sections 1604.1, 1604.4, 1604.9, and 1613.1, and ASCE 7-16 Section 12.10. The <br /> following comments should be addressed: <br /> a. Calculations substantiating the design of the beams for combined flexural and axial loading <br /> should be submitted for review. <br /> b. Calculations for the connections between all beams and to the shear wall should be <br /> submitted for review. Details for the connections should be included in the construction <br /> drawings. <br /> c. The load path constitutes a Type 4 Vertical Structural Irregularity per ASCE 7-16 Table 12.3- <br /> 2. The design of the beams and their connections, including connection to the shear wall, <br /> should be increased 25% per Section 12.3.3.4. <br /> 6. The project includes cast-in-place and post-installed concrete holdown anchors. Calculations for <br /> the design of the anchors, including connection to the concrete foundations, should be <br /> submitted for review. See IBC Sections 1604.1 and 1901.2. The calculations should <br /> incorporate the following: <br /> a. Design loads should include vertical seismic effects per ASCE 7-16 Section 12.4.2. <br /> b. The concrete anchors should be designed to comply with ACI 318-14 Section 17.2.3.4.3. <br /> c. Continuing with the previous comment, post-installed anchors should comply with ACI 318- <br /> 14 Section 17.2.3.3. <br /> This review has been performed for general compliance with the building codes as adopted and <br /> amended by the state of Washington and the city of Everett. Corrections and comments made <br /> during the review process do not relieve the project from compliance with code and permit <br /> requirements.
