However, the submitted documents are not <br />sufficiently developed for us to perform a comprehensive review at this time. <br />Information is attached to provide guidance. Construction -level documents should be submitted for <br />review. Two complete sets of the revised drawings should be submitted to replace the previously submitted <br />drawing sets. Preliminary comments are provided below to assist in preparing the drawings, but these are not <br />intended to provide a comprehensive review. The resubmittal documents should include an itemized <br />response letter clarifying how the review comments below have been addressed. Depending on your <br />experience with the adopted codes and preparing documents, we recommend consulting with a design <br />professional to assist you. <br />Intake Review Comments: <br />General: <br />1. The project should specify the applicable building codes, including but not limited to the 2018 IRC, 2018 <br />WSEC, and the 2018 IBC. See Section R106.1.1 and EMC Section 16.005.030. <br />2. The submitted drawings appear to include prior unpermitted work, including but not limited to expanding <br />the north end of the house on both levels. The existing conditions shown in the drawings are not <br />consistent with the available City of Everett and Snohomish County records. A copy of the old SnoCo Field <br />Assessor record is attached; note that the SnoCo records only provide a record of the building condition <br />for the purpose of assessing taxes and do not substantiate a permitted condition. The drawings are also <br />not consistent with photography available on Google Earth. The drawings shout - be revised to show all <br />previous unpermitted work as new work; all new work is required to comply Yth the current code <br />requirements. Alternatively, the drawings should show the removal of unperfnitted work and restoration <br />of the building to its previous legally permitted condition. See IRC Sections Ri02.7.1, R105.1, and R113.1. <br />3. The submitted documents include sketches for the proposed project. Construction -level drawings <br />prepared using established drafting standards are required to substantiate compliance with the IRC. The <br />drawings should include plans, building sections, details, material specifications, design loads, architectural <br />and structural notes, etc. as needed to clearly show the proposed work. The drawings should clearly <br />delineate between existing and new work using established drafting standards. The current editions of the <br />building codes applicable to the project should be specified. See IRC Section R106.1.1. <br />4. The construction drawings should include all levels of the house. Detailed construction information is not <br />required for areas that are not included in the proposed scope -of -work. At a minimum, the plans should <br />1 <br />
