Smoke and CO alarms should be provided per IRC Sections R314 and R315. A heat detector is required in <br />the garage per Section R314.2.3. The locations of all alarms should be shown on the plans. A note should <br />be included requiring the alarms to be hardwired, interconnected, and provided with back-up battery <br />power as required. Alarm clearances should comply with Section R314.3 Item 4 and Section R314.3.1. <br />6. The roof details should comply with the ventilation requirements of IRC Section R806 and WSEC Section <br />R402.2.3. Include a calculation for the minimum required ventilation area in the drawings. The vents <br />should be equally distributed between the roof eaves and ridge, and around the building perimeter. <br />7. The attic spaces should be provided with access openings per IRC Section R807. The new attic space over <br />the enclosed second floor area at the existing deck may not be open to the remainder of the house attic <br />space. <br />8. Insulation should be specified for all exterior walls, floors, slab -on -grade, and ceiling/roof cavities per <br />WSEC Table 402.1.1. <br />9. The project includes exposing the exterior envelope cavities for the entire building. The building is <br />required to be insulated per WSEC Section R503.1.1. Where required, insulation complying with current <br />code should be provided per Table R402.1.1. Attics should be provided with ventilation baffles per Section <br />R402.2.3. <br />10. The project includes replacement of the existing windows and exterior doors. The required thermal <br />ratings for each type of vertical fenestration should be specified. See WSEC Table R402.1.1. <br />11. The project involves increasing the conditioned space at the upper floor. Energy credits are required per <br />WSEC Section R406. The required number of credits should be normalized per Table R406.2. A schedule of <br />the selected credits should be included in the drawings. The performance requirements for the selected <br />credits should be specified. <br />12. The heating system needs to be extended to all new conditioned space. The house is required to have a <br />heating system per IRC Section R303.9. The type and location of the system should be specified. If the <br />system is new, it should be indicated as such in the drawings. Gas appliances are prohibited in the <br />locations specified in Section G2406. <br />Structural: <br />13. The proposed project includes structural work. Structural drawing should be submitted that include <br />framing plans, sections, details, construction schedules, fastening schedules, materials requirements, <br />general notes, special inspection requirements, etc. The drawings should substantiate compliance with <br />the prescriptive requirements of the IRC. See IRC Sections R106.1.1 and R301.1. <br />14. The modified load paths should comply with the prescriptive limitations of the IRC. Alternatively, an <br />engineered analysis and design may be performed per IRC Section R301.1.3; sealed and signed drawings <br />2 1 � <br />
