The proposed of the bathtub does not appear to comply with the minimum clearance <br /> requirements for plumbing fixtures per Figure R307.1. The design should be revised. <br /> Design has been revised. <br /> 2. Handrails should be specified for all stairs per Section R311.7.8. <br /> Added to plans as needed. <br /> 3. Smoke and CO alarms should be shown throughout the house per Sections R314 and R315. <br /> Alarms should be hardwired, interconnected, and provided with back-up battery power. <br /> Smoke and CO alarm locations have been updated on the plan. This is an older house — no <br /> existing hardwired or interconnected alarms are installed. Scope of remodel appears to exempt <br /> the need to change this per sections R314.2.2 and R314.4 exceptions. <br /> 4. The new sliding glass door and window adjacent to the bathtub should be safety glazing. <br /> See Sections R308.4.1 and R308.4.5. <br /> Both the sliding glass door and window adjacent to the bathtub will be glazed/tempered per <br /> code. Drawings updated to reflect this. <br /> Structural <br /> 1. The proposed project appears to require enlarging the exterior wall openings for the new <br /> doors and windows. Structural framing should be shown on the plans. Existing framing <br /> supported by the new framing should be shown to demonstrate loads tributary the new <br /> framing. Existing framing supporting the revised framing should be shown to demonstrate <br /> a clear and compliant load path to the foundation. The proposed construction should <br /> substantiate compliance with the prescriptive limitations of the IRC. Alternatively, an <br /> engineered design may be performed per Section R301.1.3. See Sections R106.1.1 and <br /> R301.1. <br /> Proposed project will combine two existing openings—current slider and adjacent window- for <br /> new sliding glass door and will likely require framing to lessen the combined opening to fit new <br /> slider. Structural drawings included. Loads should not be affected. <br />
