The existing building as shown appears to have discrepancies with the available records and <br /> photography. For example, the windows in the east exterior wall at the Second and Third floor <br /> appear to be located farther north, leaving little to no wall between the windows and the <br /> building corner, whereas the plans should substantial wall between the windows and the <br /> building corner. Other discrepancies may occur. The existing condition of the building should <br /> be reviewed and the plans revised as needed. See IBC Section R106.1.1. <br /> 2. It appears that additional unpermitted work may have occurred in the house. For example, the <br /> existing building only appears to have a single bathroom located in the Master Suite. The <br /> drawings do not show other bathrooms, nor is the location of an existing bathtub or shower <br /> shown. All previously unpermitted work should be shown on the drawings and represented as <br /> new work under this permit application. All existing conditions to be demolished should be <br /> shown. See Sections R105.1, R106.1.1, and R113.1. <br /> 3. The project may include work that requires an engineered design per Section R301.1.3 and <br /> additional comments below. Structural calculations substantiating the design should be <br /> submitted for review. Structural drawings and calculations should be sealed and signed by the <br /> FOR per RCW Sections 18.43.010, 18.43.020, and 18.43.070. See Section R106.1 and IBC <br /> Section 107.1. <br /> Architectural <br /> 1. The proposed of the bathtub does not appear to comply with the minimum clearance <br /> requirements for plumbing fixtures per Figure R307.1. The design should be revised. <br /> 2. Handrails should be specified for all stairs per Section R311.7.8. <br /> 3. Smoke and CO alarms should be shown throughout the house per Sections R314 and R315. <br /> Alarms should be hardwired, interconnected, and provided with back-up battery power. <br /> 4. The new sliding glass door and window adjacent to the bathtub should be safety glazing. See <br /> Sections R308.4.1 and R308.4.5. <br /> Structural <br /> 1. The proposed project appears to require enlarging the exterior wall openings for the new doors <br /> and windows. Structural framing should be shown on the plans. Existing framing supported by <br /> the new framing should be shown to demonstrate loads tributary the new framing. Existing <br /> framing supporting the revised framing should be shown to demonstrate a clear and compliant <br /> load path to the foundation. The proposed construction should substantiate compliance with <br /> the prescriptive limitations of the IRC. Alternatively, an engineered design may be performed <br /> per Section R301.1.3.
