• •
6. The stairway appears to be modified to lengthen the stairs. This also impacts for structural framing for the main
floor. Framing plans should be provided showing the changes and demonstrating compliance with IRC Chapter
5. Details for the stair construction should be provided; see IRC Section R311.7. Note that the plans indicate the
existing rise/run does not comply with current code;this is required to create the new bedroom in the
basement. The minimum clearance at the top of the stairs to the interior side of the exterior east wall should be
specified;this should not be less than 3 feet.
There are no changes in the stairway proposed. The previous as-built was drawn incorrectly and the existing
clearance is 2'6" door-to-door on the east wall. Changes would require structural alterations. None are proposed
at this time and the proposal to turn the basement into a habitable area has been withdrawn.
7. The house includes an exterior ramp on the east side that was installed between 2011 and 2015 based on aerial
photography. There is not permit history for this work. The ramp does not appear to comply with the code.
The ramp should be permitted or demolished;this should be shown in the plans.
When I purchased the property this ramp had been removed and there are no proposals in the plan to reinstall.
8. Smoke alarms are required immediately outside the bedroom areas per IRC Section R314.
Plans are revised to show smoke alarms and CM alarms outside of bedroom areas.
2 I
2
