f <br />l Nferno <br />To: <br />subject: <br />Date: <br />cD <br />JENSEN HUGHES <br />Advancing the Science of Safety <br />Capital Architects <br />Snohomish Public Utilities District, 75th Street Business Center— Fire Protection Basis of Design <br />April 11, 2022 <br />Jensen Hughes has prepared this document to outline scope of work and design criteria considerations for the fire <br />sprinkler system upgrades associated with the Connect UP project. This document is for the SnoPUD 75th Street <br />Business Center located at 1122 75th Street Southwest in Everett, WA. The existing facility and Connect UP project <br />include areas within two buildings located on the site. This memo is limited to the Connect UP project areas based on <br />existing sprinkler system drawings and survey information. The electrical rooms hosting the fire alarm system control <br />equipment and pathways to these rooms are also included within this scope of work. Structural, egress, and other <br />analysis not related to the existing fire sprinkler systems installed at the 75th Street Business Center main and detached <br />storage building have not been reviewed. Information provided within this document is intended to provide a general <br />reference and outline for scope of work and design criteria considerations required to provide a code compliant fire <br />sprinkler installation. The Contractor for the Connect UP project will provide a code compliant installation in <br />accordance with the applicable codes. <br />The applicable codes referenced include: <br />• IBC (2018) — The International Building Code as amended by the Washington State Building Code (WSBC) <br />and adopted by the City of Everett <br />• IEBC (2018) — The International Existing Building Code as amended by the WSBC and adopted by the City of <br />Everett <br />• NFPA 13 (2016) — Standard for the Installation of Sprinkler Systems <br />1.o Existing Building Information <br />The 751h Street Business Center includes a two-story office building (24,000 total square feet on Levels 1 and 2) with a <br />detached storage/warehouse building (approximately 7,000 square feet). The overall general building classification is a <br />Group B occupancy and the upper level of the office building was previously used as a Group A occupancy; the <br />building will maintain the current permanent designation for use/occupancy. The Connect UP Program use for meter <br />storage and distribution will be considered a temporary use. This memo is based on visual examination of the site by <br />Walker Donuji and Elizabeth Graves, and information and documentation provided by site personnel. Jensen Hughes <br />recommends that all Contractors review and field -verify the site and information to confirm the general scope of work <br />and design.criteria considerations mentioned herein. <br />2.o Anticipated Fire Protection Basis of Resign <br />The 751 Street Business Center Hydraulic Design Criteria Memo provides estimated hydraulic calculations and <br />occupancy classifications. Based on information reviewed, it is anticipated that storage areas will require at least <br />Ordinary Hazard Group II occupancy classification, modified from the existing Ordinary Hazard Group I installation. <br />Modifications to the existing sprinkler system include the addition of sprinkler branchline piping and drops to extend <br />sprinkler coverage where needed based on new ceilings, architectural changes, and use changes.
