The windows in Bedroom 1 and 2 have been modified and do not appear to satisfy the requirements <br /> for emergency egress. The windows should be revised. The minimum egress requirements should be <br /> stated in the plans. <br /> 7. The construction drawings do not provide sufficient details for the construction of the proposed <br /> closets. Missing information includes but is not limited to: <br /> a. Foundation, wall, and roof framing plans. <br /> b. Floor, wall, and, and roof insulation. <br /> c. Continuing with the previous comment, it appears that the Master Bedroom closet may be construct <br /> on top of the deck. The closet is part of the interior space of the house and must be supported on a <br /> foundation complying with IRC Chapter 4. <br /> 9. Additional details are required for the construction of the north deck, including but not limited to: <br /> a. Railing connections. The connections need to be designed for out-of-plane loading per IRC <br /> Chapter 3. <br /> b. Connections of the deck to the main house per IRC Section R507. <br /> c. The framing sizes, spacing, and spans, do not appear to comply with the IRC and may need to <br /> be revised. <br /> d. Connection requirements between the framing need to be specified. <br /> e. Picket spacing should be specified. <br /> f. The deck joists do not appear to be bear on framing at the west and each sides due to the <br /> notched conditions. <br /> 10.The following should be provided for the east porch: <br /> a. Framing plans and details for the porch, stairs, and roof cover. <br /> b. Stair section showing the stringer construction, and stair tread height and depth. <br /> c. A landing should be provided at the bottom of the stairs. <br /> d. Material and fastener requirements. <br /> 11. Dimensions should be provided for the new bathroom. The clearances should comply with IRC Chapter <br /> 3. <br /> 12.The modified hall should have a minimum clearance of 3'-0". <br /> 13. The bathroom in the master bedroom is not original construction and should be shown as new. <br /> 14. The project involves additions to the conditioned space of the house. Energy credits must be selected <br /> and stated in the drawings per WSEC-15 Section R406. <br /> 15.The project appears to include the removal of an old fireplace along the east wall of the living/dining <br /> room area (photo-documented by Code Enforcement). This should be shown in the plans. <br /> 16.The roof appears to have been replaced. This work should be included in the drawings as new <br /> construction. <br /> 2l <br />
