However,the submitted documents are not sufficient <br /> for us to perform a review at this time. The Planning Department has also determined that the project is not <br /> sufficient to perform a review; they will issue a comment letter separately. Revised construction-level <br /> documents need to be submitted for review. Information is attached to provide guidance. Preliminary <br /> comments are provided below to assist in preparing the drawings, but these are not intended to provide a <br /> comprehensive review. Depending on your experience with the model codes and preparing documents, we <br /> recommend consulting with a design professional to assist you. <br /> 1. The submitted drawings are incomplete and do not provide a comprehensive construction-level <br /> drawing set. Structural drawings will be required, including as-builts of the existing <br /> construction. Additional information is provided in the comments below. Material and fastener <br /> requirements for the structural work should be provided; references to tables in the IRC do not satisfy <br /> this requirement. <br /> 2. The building appears to have significant modifications to the exterior walls, causing architectural and <br /> structural deficiencies. Architectural and structural details are required to the modifications to the <br /> exterior wall. The modifications impact the structural load paths;these need to be substantiated on <br /> the plans. Structural calculations may be required. Unpermitted conditions include but not limited to: <br /> a. The west windows for Bedrooms 1 and 2 are not original. The have been resized and relocated. <br /> b. The south wall should have two windows, one at each end of the building; these are not longer <br /> present. <br /> c. The south door does not have a window on the west side as shown in the drawings. <br /> d. The west wall does not have an exterior door at the south end of the wall. A large window <br /> should occur where the door is shown. <br /> e. The window on the north side of the east door should not exist. <br /> f. The east wall should have two additional windows at the north end. <br /> g. The north side should have a window to the east of the exterior door. <br /> 3. The interior of the building appears to have been significantly modified. It is not clear which walls were <br /> original and which have been modified without a permit. As a result, the construction of all interior <br /> walls should be documented. Details for the wall construction, including connections to the floor and <br /> ceiling, should be provided. <br /> 4. Continuing with the previous comment,the building has been constructed in at least three pieces: <br /> original building(i.e., Bedroom 1 and 2, Living Room, Bathroom, and Dining Room), addition#1 <br /> (Kitchen), and addition#2 (Master Bedroom). Multiple interior walls are bearing walls, including but <br /> not limited to the center wall directly below the main ridge line (north wall of living room and bedroom <br /> 1),the west kitchen/dining room wall, and the south master bedroom wall.
