All unpermitted work should be identified as <br /> new even if it is currently existing in-place. If preferred, use two designations on the drawings <br /> to distinguish between existing construction being permitted and new construction. The <br /> Foundation Floor Plan should show the existing crawl space in the Proposed Master Bedroom as <br /> new. Plans should provide crawl space ventilation and attic ventilation for the proposed master <br /> bedroom area. <br /> 2. See Sheet A2.0 It appears that the window in the proposed master bedroom does not meet the <br /> minimum opening requirements for an emergency escape and rescue opening. Windows should <br /> have a net clear opening of not less than 5.7 square feet to qualify for an egress window. The <br /> plans should provide a qualifying egress window in the proposed master bedroom. R310.2.1 <br /> 3. The following should be provided for the east porch: <br /> a. Framing plans and details for the porch, stairs, and roof cover. <br /> b. Material and fastener requirements. <br /> c. Deck details should be referenced on the plans where they occur. <br /> 4. See Energy Code Summary on Sheet A2.1. It appears that energy credit 1.3 is selected which <br /> makes modifications to Table R402.1.1 of Vertical fenestration U = 0.28, and floor insulation of <br /> R-38. Plan notes and details should be updated to specify R-38 insulation within the floor and <br /> windows to have a U factor of 0.28. WSEC Table R406.3 <br /> 5. See Energy Code Summary on Sheet A2.1. Based on the selected energy credit 2.1, the note for <br /> building air leakage and testing should be updated to 3.0 air changes per hour maximum at 50 <br /> pascals. WSEC Table R406.3 <br /> 6.
