Plans should provide roof <br /> framing size and spacing of roof rafters and ceiling joists. It appears that rafters are not <br /> specified for the roof framing above the proposed master bedroom and closet. R106.1.1 <br /> 2. Continuing with the previous comment, the roof framing for the proposed kitchen should be <br /> designed and specified on the plans. Plans should show connection requirements for all framing <br /> members. For example, the connection of rafter to ridge and framing at bearing wall on Grid <br /> Line 2. <br /> 3. See Sheet A2.0, Section B/A2.2, and Sheet A2.1. On Sheet A2.0, it appears that a roof <br /> overhang is shown at the exterior wall of the Proposed Master Bedroom (Grid Line E) with <br /> framing extending from Grid Line E to Grid Line F. Section B/A2.2 appears to show roof framing <br /> extending from the exterior wall at a flat pitch starting at the height of the wall top plate. <br /> Elevations on Sheet A2.1 appear to not match what is specified on the plans and sections. Plans <br /> should be updated to match and should include the roof pitch, framing, and connections. <br /> Provide a detail showing roof framing, connections, and complete load transfer of wall on Grid <br /> Line E. Note that the adjacent framing is specified as a cantilevered roof and floor diaphragm in <br /> the structural calculations. R106.1.1 <br /> 4. See Proposed Roof Plan on Sheet A2.0 and Section A/A2.2. Plans should provide framing <br /> information of the new proposed closets in the bedrooms. Section A/A2.2 appears to show the <br /> overhang of the upper roof bearing on the lower roof. Plans should provide connections and <br /> framing information. <br /> 5. See Proposed Roof Plan on Sheet A2.0. Plans should show framing connections of existing roof <br /> rafters and ceiling joists at the location of Beam A. R106.1.1 <br /> 6. See Sheet A2.2. A detail should be provided in areas where new floor framing and existing <br /> framing occur. For example, new proposed master bedroom closet (Grid Line E) and bedroom <br /> closets (Grid Line 1). Provide framing and connections of floor framing to existing wall. <br /> 7. See Sheet A2.3. Deck Framing Plan does not include new proposed entry deck and stairs. Plans <br /> should show framing of the entry deck. R106.1.1 <br /> 8. See Sheet A2.2 and A2.3. It appears that the 4x4 post located at the intersection of Grid Line 2 <br /> and F supporting the roof beam lands within the deck framing and may be interfering with the <br /> deck beam. Plans should show the connection of the 4x4 post to deck framing and footing <br /> design should be updated to support the additional load from the deck. <br /> 9. See Structural Calculations Page 17. A result of an uplift of 600 pounds is shown in the <br /> structural calculations. Hold downs should be provided to resist uplift forces caused by <br /> overturning effects by lateral forces, see IBC 1604.4 and 2018 SDPWS 4.3.6.4.4.
