•
4i0
Mr. Chad Georgell
Rainier Structures, LLC
Plan Check Number: C2006-007, First Building Review
August 12, 2020
Structural
1. The foundation design for the proposed project should comply with the requirements of the
2015 International Building Code. The code should be specified in construction drawings. See
the Everett Municipal Code Section 16.005.030 Article A and IBC Section 107.2.1.
2. The submitted documents do not include a project specific foundation design. Note that
general requirements included in the manufacturer's published literature do n6t satisfy this
required. A foundation plan and details should be included in the construction drawings.
Structural calculations substantiating the foundation design, including the transfer of lateral
forces (i.e., seismic and wind loads) to the foundation, should be submitted for review. See IBC
Sections 1604.1, 1604.2, and 1604.4.
3. Structural and geotechnical special inspections may be required for this project where the
design is performed per the IBC, including inspections for deep foundation elements (i.e., soil
anchors). The statement should include a table listing each type of special inspection and the
extent of each inspection (e.g., continuous, periodic) per IBC Section 1704.3.1. The table
should include special requirements for seismic and wind resisting systems as required by IBC
Sections 1704.3.2 and 1704.3.3, respectively. See IBC Sections 107.1, 1704.2.3 and 1704.3.
4. The submitted documentation does not include a geotechnical report providing criteria for use
in the design of the foundation. A geotechnical evaluation should be performed and a report
provided for review. Alternatively, the presumptive design criteria for use in the design should
be established. In either case, the design criteria should be stated in the construction
drawings. Note that the presumptive criteria must be verified by special inspection testing
during construction; failure to meet the criteria may require modifications to the design during
construction to satisfy the design requirements. See IBC Sections 1803.1 and 1803.6.
This review has been performed for general compliance with the building codes as adopted and
amended by the state of Washington and the city of Everett. Corrections and comments made
during the review process do not relieve the project from compliance with code and permit
requirements. The designers-of-record are responsible for a complete design in accordance with
the laws of the state of Washington.
If you have any questions or require additional clarification, please contact us.
Respectfully,
Drew Martin, P.E., S.E.
Associate Engineer/ Commercial Plans Examiner
(425)257-8813
dmartin@everettwa.gov
O3200 Cedar Street © 425.257.8810 O everetteps@everettwa.gov
Everett,WA 98201 425.257.8857 fax everettwa.gov/permits
' Page 3 of 3
