• M
8. Some of the stairways are connected to multiple buildings and are not provided with seismic joints as required
by IBC Section 1613.1 and ASCE 7-16 Chapter 12. These egress paths may be damaged during an earthquake
and prevent use by occupants to safely exit the buildings. Please comment.
9. The stairways use wood knee braces per B2/A813 with "toe-nail"-type connections between the braces and
main framing. These are expected to provide a lower-capacity and less-resistant lateral bracing that more
traditional bracing such as that used for the Building 7 ramps per Detail B4/A4.11. The following should be
addressed:
a. Please comment on the code requires for new construction and the allowed use of the proposed wood
knee braces.
b. Clarify if the braces are provided at all levels of the egress structures, including at the roof level.
10. The projects include retaining the roofs over the stairways and strengthening them with supplemental
framing. The comments below are examples for specific buildings that may apply to other buildings;the
comments should not be considered as limited to the building cited. The following comments should be
addressed:
a. Section C2/A4.01 for Building 1 shows (2)2x6 framing at 24 inches. It is not clear if this framing is
fastened together, and also sistered to existing framing. Fasteners between the 2x6s, and also to the
existing framing if intended, should be specified.
b. Section C2/A4.01 for Building 1 references Detail B3/A8.13 for connection of the 2x6s at the beams. The
detail only shows a Simpson H2.5A for framing coming from the right. It is not clear if the framing on
the left also requires ties, nor if the far ends of the framing not shown in the detail should similarly be
provided with ties.
c. Section C2/A4.02 for Building 1 includes a center section that is not shaded, but does not indicate
supplemental framing. Confirm this roof does not require modification.
Please let me know if you have questions.
Drew Martin, P.E.,S.E.
LiAssociate Engineer—Commercial Plans Examiner I Permit Services
425.257.8810 13200 Cedar Street, 2' Floor, Everett,WA 98201
EVERETT Phone Hours: M/W/T: 8 am -12 pm & 1 pm—3 pm;Tu: 1:00pm-3:OOpm
everettwa.gov/permits I Facebook I Twitter
Note:Emails and attachments sent to and from the City of Everett are public records and may be subject to disclosure pursuant to the Public
Records Act.
2I
