I have some questions and observations on the <br /> submitted drawings. Based on the comments below, I think revised drawings may be required due to the amount of <br /> redlines that need to be performed. Please perform a quick review of the comments below and let me know your initial <br /> thoughts either today or tomorrow. If new drawing are required,this email will serve as the review letter for these <br /> projects. In either case, please prepare a single coordinated response to be included in the project files. For comments <br /> with general issues, such as the framing issues addressed and exemplified by Comment 10, a comprehensive list of all <br /> sections, details, etc., revised is not necessary;general responses will suffice. <br /> General <br /> 1. The drawings have been sealed by the architect-of-record licensed in the state of Washington, but only include a <br /> structural review stamp. We can accept the architect taking responsibility as the licensed designer-of- <br /> record. Be aware that this technically doesn't comply with the requirements of RCW 18.43 requiring the <br /> licensed WA professional engineer to seal and sign project including structural work,and work prepared by a <br /> licensed engineer. <br /> 2. Building 6 includes pin piles. The following should be addressed: <br /> a. Confirm this is the only project with pile. <br /> b. The pile notes are included in the"Stairs/Ramp Foundation Notes" on Sheet CS1.01. It is recommended <br /> to separate these from the typical notes for improved visibility. See also Comment 2c. <br /> c. The drawings should specify special inspection requirements for the pin piles per IBC Table 1705.7. <br /> 3. The guards should include the following requirements for the guards: <br /> a. Guards should be specified as a deferred submittal. <br /> b. The drawings should include design criteria for the guards per IBC Section 1607.8. <br /> c. Drawings and calculations should be submitted to the designer of record for review and approval prior <br /> to fabrication and installation. <br /> Architectural <br /> 4. The guard openings need to be revised. The maximum 4" should be"not to allow passage of a 4" sphere". The <br /> stairs should include a "not to allow passage of a 6" sphere" below the guards. <br /> 5. The minimum guard height is not specified in some locations, notably the stairs and some sections(e.g., Building <br /> 1,Sections C1 and C2 on Sheet A4.01). The typical stair details on Sheets A8.12 do not appear to include this <br /> height. <br /> 6. The ramp for Building 7 is required to include a landing at the top and bottom. The landing may overlap with <br /> the door maneuvering clearance per ICC A117.1-09 Section 405.7.5. However,the landing should not overlap <br /> with the door itself. See the commentary for clarification of the application of this code section. <br /> 7. Detail B3/A8.13 appears to show a soffit covering on the underside of the stairway roofs. The following <br /> comments should be addressed: <br /> a. Clarify the soffit construction. <br /> b. If a soffit is provided, roof ventilation should be provided per IBC Section 1202.2. <br /> Structural <br /> 1 /2 <br />
