The project lists the 2015 editions of the building codes. The 2018 editions should be listed. <br /> See EMC Section 16.005.030 and IBC Section 107.2.1. <br /> 2. The"Building Construction Data"section on Sheet G.1 should be revised to state the <br /> Construction Type as"V-B". See IBC Section 602.1 and Table 602. <br /> 3. Work on existing buildings should comply with the IEBC. The IEBC provides three alternative <br /> methods for performing work: the Prescriptive Compliance Method (Section 301.3.1), the Work <br /> Area Method (301.3.2), and the Performance Compliance Method (301.3.3). The method <br /> selected for the project should be specified in the General Notes on Sheet G.1. A statement <br /> should be provided clarifying the types of work that are included in the project (e.g., repairs, <br /> additions, change of occupancy, etc.) and referencing the appropriate IEBC sections. The <br /> comments provided herein presume the project will comply with the Work Area Method of <br /> Chapter 6. Based on a review of the construction drawings, the proposed project appears to <br /> include the following work: Level 3 Alternations (Chapter 9). Additional and alternative types of <br /> work required for the project should be identified by the designer-of-record. See IBC Section <br /> 101.4.7, and IEBC Sections 301.3 and 604. <br /> 4. The plans should include a list of deferred submittals. See IBC Section 107.3.4.1. Identified <br /> deferred submittals include but are not limited to: <br /> a. Mechanical, including walk-in cooler (may be submitted separately). <br /> b. Electrical. <br /> c. Plumbing. <br /> d. Type I and II Hoods (requires a mechanical permit separate from base mechanical permit). <br /> 5. The Floor Plan on Sheets A.2 though A.4 represent the existing and new walls using the same <br /> fill pattern per the wall legend. The following comments should be addressed: <br /> a. A separate pattern(s) should be used for all new walls to distinguish them from existing <br /> construction. See IBC Section 107.2.1. <br /> b. Details for the construction of the walls should be provided. The walls should include top <br /> and bottom connections to the existing construction for support. The walls and connections <br /> should be designed to resist a minimum surface load of 5 psf per IBC Section 1607.15. <br /> c. The proposed project appears to include the demolition of interior walls, including finishes in <br /> the interior side of the exterior walls. The Existing Plan on Sheet A.1 should specify the <br /> demolition of all interior walls and finishes. See also comments in the"Energy"section <br /> below. <br /> Fire Protection: <br /> 6. The Floor Plans on Sheets A.2 and A.3 show a Type II hood located above an oven and <br /> adjacent to an interior wall. The following comments should be addressed: <br /> a. It appears that a Type I hood is required.
