0 �► <br /> Everett Museum of History Structural Assessment November 17 <br /> CG Project No. 17390.10 age 3 of 5 <br /> basement level,a portion of an existing wood shearwall is being removed at the SW corner of the Controlled <br /> HVAC Use room.The remaining length of shearwall at this location will require analyses per the IBC and may <br /> likely require upgrades, such as additional plywood nailing and new post-installed holdowns. <br /> CONDITION OF EXISTING BUILDING <br /> Based on our site visit,the overall condition of the building was observed to be sound. With the exception of <br /> the issues listed below,there were no signs of deterioration to the structural members that were visible.The <br /> following is a short list of structural concerns that were was observed and although they are not directly related <br /> to the lateral system,they are important in that they may affect the longevity of the structure. <br /> Cracks in Concrete Basement Wall <br /> The concrete basement wall on the north side of the building had (2)full height vertical cracks. At these <br /> locations,the walls are not retaining soil and there was no evidence of moisture leaking through.We <br /> recommend repairing the cracks with a pressure injected epoxy,such as KonTek K-111 or KonTek K-103. <br /> Condition of Brick Basement Walls <br /> The majority of the brick basement walls showed signs of moisture leaking into the building.The skim coat <br /> was peeling off and there were signs of efflorescence.The brick walls still appeared to be sound, but the <br /> moisture intrusion should be addressed. Refer to architectural report for recommendations. <br /> Column with Insufficient Support <br /> In the basement,there was a column that was supported on a wood shim. We recommend replacing the <br /> wood shim with a concrete pad,similar to the adjacent columns. <br /> CONCLUSIONS <br /> Based on our observations during our site visit,we found the building to be sound overall.Several minor items <br /> do require attention as listed in the Condition of Existing Building section.Also, analysis and possible upgrades <br /> to the roof and floor framing members are required due to the proposed change of use and also due to the <br /> proposed removal of several columns at both levels. <br /> IP� GU/z <br /> IL <br /> 11/17/17 <br /> DISCLAIMER <br /> This observation is the professional opinion of CG Engineering PLLC based on the information available during this assessment or evaluation.This report <br /> does not warrant or guarantee that all conditions were discovered at the time of the observation.This report was prepared subject to the standard of care <br /> applicable to professional services at the time the services were provided. <br />
