The objective of this report is to summarize the findings of our structural <br /> evaluation. Our evaluation is based on observations made during our site visit on November 10, 2017, as well as <br /> our review of the existing drawings that were provided to us. Structural issues related to the existing building <br /> conditions are presented as well as recommendations. Finally,we have reviewed the proposed use of the <br /> building to determine if upgrades will be required to the gravity and lateral systems, using the 2015 <br /> International Existing Building Code(IEBC), and the 2015 International Building Code (IBC). <br /> AVAILABLE DRAWINGS <br /> The following is a list of the existing drawings that were available to us for review: , n <br /> 1973 & 1975 Everett Abstract and Title Architectural Drawings D ti <br /> 1988 Transamerica Title Architectural Drawings <br /> 1993 Transamerica Title Plumbing Drawings JUL 0 9 2018 <br /> 2001 Advanced Telecom Group Canopy Drawings <br /> 2001 Advanced Telecom Group Architectural and Structural Drawings CITY OF EVERETT <br /> 2001 Advanced Telecom Group Plumbing Drawings Permit Services <br /> We were also provided with a set of plans from Capital Architects Group dated October 24, 2017 showing the <br /> existing and proposed floor plans. We have used this set of plans to determine the proposed use and <br /> occupancy classification per Chapter 3 of the IBC, as well as the required uniform and concentrated live loads <br /> per Table 1607.1 of the IBC. <br /> DESCRIPTION OF EXISTING BUILDING <br /> The original building was constructed in 1920 as an 8,000sf one story wood framed building with an 8,000sf <br /> basement. On the north side,the roof framing consists of 2x4 joists @ 20"oc that span to 2x4 cripple walls.The <br /> cripple walls sit atop 2x14 joists @ 16" oc. On the south side,the roof framing consists of 2x4 joists @ 20"oc <br /> that span to 2x4 cripple walls. The cripple walls sit atop 3x12 T&G decking that spans to 6x12 beams and wood <br /> posts.The floor framing consists of 4x14 joists @ 16"oc on the north side and 4x10 T&G decking that spans to <br /> 9x16% beams and wood posts on the south side. At the main level,the exterior walls consist of brick on the <br /> north, east and south sides. At the basement level,the perimeter walls consist of brick on the east, west and <br /> south sides, and are concrete on the north side. <br /> SUMMARY OF PAST TENANT IMPROVEMENT PROJECTS <br /> In 1975,the existing light well at the basement on the south side was filled in and a new concrete slab on grade <br /> sidewalk was constructed along Wall Street. In 1988, a new opening at the basement level was cut into the <br />
