Please review and respond to the comments <br />below. <br />1. The proposed scope -of -work is not clear. It appears that the drawings were not printed correctly, <br />and sheets were cut off. The bottom half of the sheets were not printed. The construction <br />drawings are not sufficiently complete to perform a comprehensive review. Comments have been <br />provided to assist in revising the drawings. However, additional comments may be issued pending <br />review of the revised drawings. See IRC Section R106.1.1. <br />2. The proposed scope -of -work is not clear. The drawings should clearly delineate between existing <br />and new work using established drafting standards. All demolition should be shown on the <br />existing floor plans. All new construction should be shown on the new floor plan. Where the <br />proposed project includes modifications existing building components (e.g., gypsum wall board, <br />insulation, etc.), these components should be similarly delineated from existing component that <br />are not being altered. See IRC Section R106.1.1. <br />3. Smoke and CO alarms should be provided per IRC Sections R314 and R315. The locations of all <br />alarms should be shown on the plans. A note should be included requiring the alarms to be <br />hardwired, interconnected, and provided with back-up battery power as required. Alarm <br />clearances should comply with Section R314.3 Item 4 and Section R314.3.1. <br />4. The project includes exposing the exterior envelope cavities for the entire building. The building <br />is required to be insulated per WSEC Section R503.1.1. New insulation information provided on <br />Sheet P-1 should be updated to comply with the WSEC. Where required, insulation complying <br />with current code should be provided per Table R402.1.1. Attics should be provided with <br />ventilation baffles per Section R402.2.3. <br />5. The bathrooms and kitchen should specify exhaust fans including the minimum required <br />performance rates per IRC Table M1505.4.4(1). <br />6. The proposed project includes structural work.
