SECTION II: SITE ASSESSMENT <br /> Based on the site reconnaissance and the available topography we have the following info: <br /> • Topography: The topography of the site shows a 2 to 4-ft fall to the west.Refer to the <br /> grading plan for more details. <br /> • Drainage: The majority of the site drains to the existing combined storm and sanitary <br /> sewer system in the alley to the east between Broadway and Mcdougall Ave. <br /> • Soils: Per SCC survey of Snohomish County,the project site contains Alderwood <br /> Urban Land Complex 2 to 8 percent. Refer to the attached soil map later in this report. <br /> • Ground Cover: The northern parcel exists as a residential property with an existing <br /> home, the center parcel exists as parking lot, and the southern parcel exists as a <br /> commercial property with an existing commercial building. <br /> • Critical areas: There are no critical areas located within the site. <br /> • The access to the site will be from the alley between Broadway and Mcdougall Ave. <br /> Insight Engineering Co. -Stormwater Site Plan 3/25/2021 <br /> - 8- <br />
