Services Landlord will provide the Leased Premises with electricity, water, sewer, <br /> Provided by heat and air conditioning Monday through Friday, 6:00 AM to 6:00 PM, and <br /> Landlord janitorial and garbage services Monday through Friday. These services are <br /> included in the Base Rent. <br /> Additional Advertising and signage in common and public areas may be posted with <br /> Requirements the consent of the Transportation and Transit Services Director in <br /> Regarding Signs accordance with Section 12. <br /> Additional Rules The Leased Premises shall include a dishwasher for Tenant's use. <br /> Additional Tenant shall have access to common areas, including the second floor <br /> Provisions restrooms. Tenant may have use of office partitions during tenancy. <br /> Landlord Work If Landlord has agreed to construct improvements in the Leased Premises, <br /> such work is shown in Exhibit C. If there is no Exhibit C, Landlord has not <br /> agreed to construct any improvements in the Leased Premises. <br /> Lease Guaranty Name of Guarantor, if any: <br /> The terms and conditions of the Lease Guaranty, if any, are provided in <br /> Exhibit D. If there is no Exhibit D, then there is no Guarantor or Lease <br /> Guaranty. <br /> Parking The parking provisions of this Lease, if any, are provided in Exhibit E. If <br /> there is no Exhibit E,then there are no parking provisions applicable to this <br /> Lease. <br /> 2. LEASED PREMISES. Landlord leases to Tenant, and Tenant leases from Landlord, <br /> the Leased Premises. Tenant has examined the Leased Premises and is in all respects familiar <br /> with the Leased Premises and the improvements in the Leased Premises and Building. Tenant <br /> accepts the Leased Premises and its improvements in their "as is" condition. Tenant further <br /> acknowledges and agrees that (a) except as specifically provided in this Lease, Landlord has made <br /> no representations or warranties to Tenant with respect to the Leased Premises or the Building, <br /> (b)Tenant is not relying on any representations or warranties by any person regarding the Leased <br /> Premises or the Building, and (c) except for Landlord Work, if any, described in Section 1 and <br /> Exhibit C to this Lease, Landlord has no obligation to construct any improvements to the Leased <br /> Premises or the Building. <br /> 3. TERM. The term of this Lease is for the Term stated in Section 1 of this Lease. The <br /> terms and conditions of one or more Extension Terms, if any, are provided in the attached <br /> Exhibit B. <br /> (a) If Landlord cannot deliver possession of the Leased Premises for any <br /> reason at the commencement of the Term,with all Landlord Work substantially completed, such <br /> non-delivery will not (i) cause Landlord liability for damages, (ii) cause the Lease to become void <br /> or voidable, or (iii) cause the Term to be extended.
