•
Tom Griffin
To: Drew Martin; Sandra Higgins
Subject: RE:City of Everett Permit Services: 5901 23rd Driv `ECIE '"
Review J `U
NOV 2 6 2022
Hi Drew, J
CITY OF EVERETT
Please see our responses(in red)to your earlier review comments: Permit Services
1. The currently proposed project involves modifications in a space that is currently subject to work under the
separate Permit No. B2104-064. The permit was issued for construction on 06/24/2021. The listed owner is Zap
Energy, Inc. The Existing Floor Plan on Sheet A2.1 is not consistent with the plans shown in the previously issued
permit. The current drawings should be revised for consistency. See IBC Section 107.2.1. Existing Floor Plan -
Suite 100-101 A-2.1 revised to show existing floor layout per Permit No. B2104-064.
2. The email dated 11/01/2022 states that additional changes have been requested by the owner. The drawings
should be revised as needed. See IBC Section 107.2.1. Floor Plan—Project Area-2 added to A-2.1
3. The project involves converting existing unconditioned space to conditioned space. The response provided in
the email dated 11/04/2022 stating the converted space is currently conditioned is not correct. The space is
stated as unconditioned in the drawings for Permit No. B2104-064. The space does not appear to include the
required insulation to qualify as conditioned, which is consistent with the documented history. The following
comments should be addressed:
a. The new envelope for the converted space should be insulated to comply with the exterior wall
envelope requirements of WSEC Section C402. Wall and ceiling adjacent to unconditioned warehouse
space insulated according to prescriptive Table C402.1.3 and custom thermal performance calculation.
See attached documentation.
b. A schedule of energy credits should be included in the drawings complying with Section C406. The
envelope requirements should be revised where required based on the selected credits. Section C406-
Efficiency Package credits added to sheet A-2.2
4. The existing door on Grid H between the existing and new office spaces should comply with the requirements
for recessed doors per ICC A117.1-09 Section 404.2.3.5. Based on a review of the drawings, it appears that the
door will comply with these requirements. A note should be included for clarity stating that the recess on either
side shall not exceed 8 inches measured from the door face to the wall face on either side. Note added to A-2.1
indicating the depth of the recess at the existing door face and new wall face not to exceed 8".
Thank you,
Tom Griffin •Project Manager
Capital Architects Group PC•2813 Rockefeller Ave.Everett,WA 98201 •office:425.317.8017
From: Drew Martin<dmartin@everettwa.gov>
Sent: Friday, November 4, 2022 1:03 PM
To:Sandra Higgins<Sandra@caparchgroup.com>
Cc:Tom Griffin<Tom@caparchgroup.com>
Subject:City of Everett Permit Services: 5901 23rd Drive W (B2210-075)- First Building Review
Hello,Sandra.
We have completed the first review of the building plans for this project. This email will serve as the review letter. The
comments below should be addressed. Two revised full-sized hard-copies of the drawings should be submitted for
