Please review and respond to the comments below. <br />When creating a new dwelling unit, all provisions of the code in affect at the time of application <br />apply to the new dwelling. Openings less than 3 feet from the property line are not allowed. The <br />windows in the Dining Room and Kitchen are not allowed. Provide an alternate location for the <br />required windows in the Dining Room, Kitchen and Living Room per section R303 IRC. <br />R302.1 Exterior Walls. Construction, projections, openings and penetrations of exterior walls of <br />dwellings and accessory buildings shall comply with tablerR302.1 (1); or dwellings equipped <br />throughout with an automatic sprinkler system installed in accordance with Section P2904 shall <br />comply with table R302.1 (2). <br />2. One -hour fire -resistance rated construction is required between dwelling units. Where floor <br />assemblies are required to be fire -resistance rated by Section R302.3, the supporting construction of <br />such assemblies shall have an equal or greater fire -resistance rating. The reference on the plans to <br />the assembly from the Gypsum Association (WP 3242), is for a wall not a floor. Provide details <br />and/or section drawings for all fire -rated assemblies specific to this structure. Including the <br />supporting structure(s). <br />3. Provide framing plan for the floor area where the stairs to the basement will be removed. Show that <br />all joists are provided with bearing. <br />4. Update Energy Code references to 2015 WSEC on all sheets. <br />5. Please change description of the work on the site plan from "Proposed 840 SF Basement Remodel & <br />ADU", to reflect actual scope of work, which is converting a SFR into a Duplex. <br />6. Provide all four elevations and section drawings for the proposed Duplex without shading. (When <br />drawings are scanned for records, shading comes out black and obliterates any details shown on the <br />drawing.) <br />Page 1 of 3 <br />
