7. Please remove references to the Ventilation and Indoor Air Quality Code (VIAQ) that no longer <br />exists. Update requirements to Chapter 15 of the IRC. <br />8. Please revise the building section drawing to show the existing 2x4 wall studs on the main floor and <br />2 x 6 furring at the below grade walls in the new dwelling unit in the basement. Show all existing and <br />proposed blocking, rafters and plates. Show insulation in all walls floors and ceiling, including R-10 <br />insulation at headers in furred out walls. <br />9. Provide construction details for the proposed concrete steps to the basement. The plans currently <br />call out conc. stairs but show wooden framing in the section drawing. Please correct. <br />10. The Energy Certificate on sheet 8 shows Electric wall heaters with 92% AFUE and ducts insulated to <br />R-8. There are no ducts, and Electric heaters are not measured in Annual Fuel Utilization Efficiency <br />(HSPF or COP). <br />11. Show location of heat pump exchange unit on the site plan. <br />12. The energy credits shown on sheet 7, total 1.0 credits. R406.2 requires 1.5 credits for dwellings less <br />than 1500 square feet. Please revise table to show the total 1.5 credits required. <br />13. Specify which "Whole House Ventilation System" per section M1507.3.3 you will be using. Provide <br />the requirements of the whole house ventilation system you will be using, do not simply reference <br />the code section (whole house exhaust fan sone rating shall be 1.0 or less, not 1.5 as is shown on <br />drawing). <br />14. Provide minimum 36-inch landing at all exterior entrance/exits and at the top and bottom of all <br />stairs. Landing shall be not more than 7-3/4" below the finished floor. Show on plans and site plan. <br />In order for the processing of your application to continue, it will be necessary to provide the Building Division <br />with two new sets of revised construction documents reflecting the corrections requested. Please include a <br />response letter which indicates how the corrections were resolved. <br />All codes cited refer to the 2015 International Building Code (IBC), 2015 International Residential Code (IRC), <br />and/or the 2015 Washington State Residential Energy Code (WSEC), as amended by the State of Washington <br />and adopted by the City of Everett. <br />These comments address building issues only. Additional revisions or additions may be required by other <br />departments (such as Utilities, Traffic, Planning or Fire).
