However, the review cannot proceed at this <br />time because the proposed design has fundamental issue that do not comply with the code. Please review the <br />comments below and submit a revised design. Note that the comments are not a comprehensive review; additional <br />comments may be issued pending submittal of the revised documents. Also, the first review comments issued by Jeff <br />Heilman in the letter dated July 20, 2020, may need to be addressed again; an updated response letter to these <br />comments should be submitted with the revised drawings. <br />1. The design has changed from a duplex to a triples. This is outside the scope of the IRC per Section R101.2. The <br />design should comply with the requirements of the 2015 IBC. <br />2. The proposed building classification is now an R-2 per IBC Section 310.4. <br />3. The proposed basement units have general head clearances of 7'-1", and reduced clearances at beams of 6'- <br />6". This includes the common egress hallway. Minimum clearances of 7'-6" are required. <br />4. The building requires a sprinkler system IBC Section 903.2.8. <br />5. The emergency egress windows do not comply with IBC Section 1030.2. The sill height exceeds 44" per Section <br />1030.3. Window wells may be required per Section 1030.5. <br />6. The building includes structural modifications. Structural plans, section, details, and notes should be <br />provided. Structural calculations should be provided. See IBC Sections 107.2.1, 1603.1, and <br />1604.1. Modifications appear to include, but are not limited to: <br />a. Infill framing and reframing at the demolished stairway between the Main Floor and the Basement. <br />b. Construction of the concrete stairway and retaining walls providing access to the basement level. <br />c. Modifications to the exterior walls for new windows and doors. <br />7. The Main Floor Plan on Sheet 5 states that no changes have been made. However, changes will occur due to <br />eliminating the staircase accessing the basement. The plans should be revised to show modifications and <br />required construction (e.g., fire protection, new walls, etc.) in this area. See IBC Section 107.2.1. <br />
