City of Everett — Small Home Proiect Guidelines <br />The following provides minimum guidelines for preparing construction drawings for small home <br />projects. This document is not intended to provide a detailed list of code requirements, and <br />does not provide directions for preparing drawings for significant projects. Project should be <br />drawn legibly on a standard sheet size (e.g., 11x17); one sheet size should be used for all <br />drawings in the set. The drawings should include floor plans at a minimum. Additional <br />foundation, ceiling, and roof plans, exterior building elevations, building sections, and focused <br />sections and details should be provided when necessary to properly illustrate the proposed <br />work. Prepare the drawings using standard drawing conventions to distinguish between <br />existing (e.g., light or grey lines, hollow walls) and new (e.g, thick or dark lines, shaded walls) <br />construction. Draw walls to conventional widths (e.g., 4" or 6"). Include a note stating that all <br />work shown in the plans is existing unless noted otherwise. Existing work is typically denoted <br />as "(E) WALL" and new work is denoted as "WALL". Demolished items are typically dashed; <br />include separate demolition plans preceding plans showing new work when significant <br />demolition work is occurring. <br />The construction drawings should show all rooms, doors, windows, stairs, and permanent <br />fixtures such as counters and bathroom features. Label the use of all rooms. Identify <br />unfinished spaces (e.g., basements, etc.). Specify the rise and run for stairs and show the <br />location of handrails. Show all appliances such as the furnace, water heater, and stove should <br />be shown. Show exterior decks and porches including protective railing. Show the locations of <br />smoke and CO detectors. Provide overall and key dimensions for the house, and dimension all <br />new work. Most existing features that are not being modified do not require dimensions, <br />though dimensions are recommended and features should always be drawn and positioned <br />reasonably accurately. Demolition of interior non -bearing walls should include a note <br />identifying the walls a non -bearing and a statement requiring the contractor to verify that the <br />walls are non -bearing prior to demolition; additional requirements may apply to verify the <br />condition of the walls prior to permit issuance. <br />Identify any work that has been previously performed or installed without a permit. Show it as <br />"new" even though it is physically existing. If the exact construction is not known, prepare the <br />
