Such work does not have a grandfathered status. A permit is required to make the spaces legal. The <br />spaces need to conform to the requirements of the IRC. The code does provide some reduction of clearances <br />for converting existing basements, including in the appendices. <br />Attached are a couple of documents to assist you in preparing construction drawings. Note that these are not <br />intended to cover all of the code requirements that may apply to your project, and some of the listed <br />requirements may not apply to your project. We recommend that you consider obtaining the services of a <br />licensed design professional if you are not familiar with the building codes or preparing construction <br />drawings. <br />The house should be reviewed carefully for additional unpermitted work. Unpermitted work should be <br />included in the scope -of -work of the proposed permit, and should be identified as new even if it is currently <br />in -place; see the attached documents for additional commentary. The City of Everett and the Snohomish <br />County records should be reviewed. Be aware that county records only provide an indication of whether the <br />current construction matches older records, and do not constitute a permitted condition.
