k. [exterior walls] The exterior walls should have fire-rated construction per IRC Tables <br /> R302.1(1) or R302.1(2). The exterior walls should be covered with a weather-resistant <br /> materials per IRC Section R703, including a barrier per Section R703.2. <br /> I. [roof] The roof should be covered per IRC Section R903. Asphalt roofing should include <br /> an underlayment complying with IRC Section R905.1.1 and Table R905.1.1(2). Roof <br /> ventilation should be specified complying with IRC Section R806; a minimum 1"air gap <br /> should be provided between the insulation and roof sheathing per Section R806.3. <br /> Roofs with attic spaces should provide access hatches per IRC Section R807. <br /> m. [crawl spaces] Crawl spaces under buildings should be provided with ventilation per IRC <br /> Section R408.1 (WAC). Access hatches should be provided complying with IRC Section <br /> 408.4. The grade should comply with IRC Section R408.6. <br /> n. [insulation] The exterior of the building should be insulated to provide a thermal envelop <br /> complying with the 2015 WSEC. The thermal rating (i.e., Rmin, Umax) should be specified <br /> for each component of the building (e.g., walls, windows). Prescriptive values should be <br /> specified per WSEC Tables R402.1.1 or R402.1.3. The envelop should include the <br /> footings, below-grade walls, and slabs-on-grade. Alternatively, the thermal envelop may <br /> be designed per the Total UA method of WSEC Section R402.1.4; calculations <br /> substantiating the design should be included in the submittal documents. <br /> o. [energy credits] The building should be designed to comply with the additional energy <br /> efficiency requirements of WSEC Section R406. The architectural drawings should <br /> include a schedule listing the selected energy credits for the proposed project. <br /> p. [smoke and CO alarms] Smoke and carbon monoxide alarms per IRC Sections <br /> R314.2.2(WAC) and R315.2.2(WAC). Smoke alarms should be interconnected per <br /> Section R314.5. Combination alarms are permitted per Sections R314.5 and R315.4. <br /> q. [whole house ventilation] Provide a whole house ventilation system complying with See <br /> IRC Section M1507.3. The drawings should state compliance with one of the systems <br /> specified in Sections M1507.3.4 through M1507.3.7; the requirements for the selected <br /> system should be specified in the plans. See IRC Section R303.4 (WAC). Where an <br /> exhaust fan is required, the location and exhaust rate should be specified in the plans. <br /> r. [heating] The location and type of heating system per IRC Section R303.9 (WAC). Gas <br /> appliances are prohibited in the locations specified in Section G2406. Use of space <br /> heaters and wood stoves are not permitted as the primary heating system. Solid fuel <br /> devices (e.g., wood stoves) should comply with IRC Section R303.9.3 (WAC). <br /> s. [water heater] The building should be provided with a system supply hot water per IRC <br /> Section R306.4. The location and type of system should be specified in the drawings. <br /> Seismic restraints should be specified for tank water heaters per IRC Section M1307.2. <br /> 3. Structural Requirements: <br /> a. Framing plans, elevations, sections, details, material specifications, structural general <br /> notes, and other information as required to specify the proposed construction. The <br /> drawings should specify framing sizes, dimensions, spacings, heights, slopes, and <br /> orientation as required to clearly define the work. <br /> b. Foundation plans, sections, and details showing the building footings and below-grade <br /> walls. The foundation material(s) should be clearly specified. The plans should specify <br /> the type, size, length, width, thickness, and height of all parts of the foundation. The <br /> foundations should be founded a minimum of 18" below grade for frost protection per <br /> EMC Section 16.01.010(J). The depth of soil being retained by below-grade walls should <br /> be specified. <br />
