Mr. Carmelo Laviste <br />Plan Check Number: B2107-055, First Building Review <br />August 6, 2021 <br />Architectural <br />1. The following comments should be addressed for the smoke and CO alarms per Sections R314 <br />and R315: <br />a. The locations of the alarms at the Upper Floor should be shown on the plans. <br />b. Alarms are required outside and in the immediate vicinity of the bedrooms. Based on the <br />distribution of the AFH bedrooms at the Lower Floor, alarms should be provided at each end <br />of the main Hallway at this level. <br />2. The Lower Floor Plan on Sheet A-2 shows a Concrete Patio that also serves as the landing for <br />the exterior door. The following comments should be addressed: <br />a. The step height at the exterior door should be specified. Note that the step is required to <br />be at least 2 inches to satisfy clearance requirements per Section R317.1 Item 5 unless <br />foundation walls place the wood -framed walls at least 6 inches above the patio. <br />b. Continuing with the previous comment, a minimum 4-inch step is required unless the patio <br />complies with Section R311.3.1. <br />c. The patio is required to specify a minimum 2% slope away from the building for drainage <br />per Section R401.3. <br />3. The Lower Floor Plan on Sheet A-2 shows a concrete walkway providing access and egress for <br />the rear of the building. The maximum slope should be specified. Additional requirements for <br />ramps should be specified if the slope exceeds 1:12. See Sections R106.1.1 and R330.9. <br />4. Handrails should be shown for all stairs, including at the exterior porch. See Section R311.7.8. <br />5. The construction plans should specify eave baffles per WSEC Section R402.2.3. <br />6. The Lower Floor Plan on Sheet A-2 shows two new exterior doors. The doors are required to <br />have a maximum thermal rating of U=0.2 per the selected Energy Credit 1.2. These doors are <br />not subject to the exemption per WSEC Section R402.3.3. <br />Structural <br />1. The structural details should include a schedule of fastener requirements per Table R602.3(1). <br />Note that providing a reference to this table does not satisfy this comment. <br />2. Continuing with the previous comment, the design appears intended to use proprietary <br />hardware in lieu of fasteners per Table R602.3(1). The make and model should be specified <br />where required. <br />3. The proposed additional utilizes the existing building for the braced wall panels along the west <br />side. The existing braced wall panels should be dimensioned and the type(s) specified. <br />Modifications to comply with current code requirements should be specified as needed. See <br />Sections R102.7.1, R106.1.1, and R602.10. <br />4. Continuing with the previous comment, details should be included to provide a load path from <br />the addition roof to the existing building wall.
