The Braced Wall Plan on Sheet A-4 shows two interior east -west CS-WSP panels not exceeding <br />4 feet in length. The following comments should be addressed: <br />a. The panels are required to extend to the roof sheathing to provide a complete load path. <br />See Section R301.1. <br />b. The approximate height from the foundation to the roof sheathing is up to 12 feet per <br />Section A/A-4. The minimum required length for each panel is 72 inches per Table <br />R602.10.5 based on an adjacent clear opening height of 12 feet. The design should be <br />revised. Alternatively, an engineered design may be performed per Section R301.1.3. <br />Structural drawings and calculations sealed and signed by a professional engineer licensed <br />in the state of Washington would be required. <br />6. The Braced Wall Plan on Sheet A-4 shows an interior north -south wall line consisting of CS-WSP <br />panels. See Sections R106.1.1 and R301.1. The following comments should be addressed: <br />a. The wall line appears intended to have roof loads transferred by the trusses above. <br />However, a roof truss does not align with the walls. Details should be included providing a <br />load path. Design is required per Section R301.1.3; structural drawings and calculations <br />sealed and signed by a professional engineer licensed in the state of Washington would be <br />required. Alternatively, the trusses may be aligned with the wall for direct load transfer; <br />connection details are still required for this option. <br />b. Additional design loads should be specified in the construction drawings if the trusses are <br />included in the load path. See Section R802.10.1. <br />c. The walls may alternatively be extended and connect directly to the roof sheathing. <br />Additional details should be provided. <br />d. The middle 2-foot wall is approximately 92-inches tall. Depending on whether it extends to <br />the roof sheathing, the minimum required length of the wall is at least 35 inches per Table <br />R602.10.5. The wall should be revised. <br />7. Details for the roof rake overhangs on the east and south sides of the addition should be <br />provided. The details should be capable of supporting applied roof loads, including backspans <br />and connections to supporting framing. Alternatively, unsupported roof sheathing should not <br />cantilever more than 9 inches past the wall face below. See Sections R301.1 and R803.2.3. <br />8. The Roof Framing Plan appears to specify engineered trusses on the perimeter walls, <br />preventing the wall framing from spanning to the roof sheathing above. Details for out -of -place <br />bracing of the walls should be provided. Note that bottom chord bracing required by the truss <br />manufacturer is not intended to satisfy this requirement. Alternatively, the exterior wall studs <br />should be continuous to the roof sheathing; wall height is limited to a clear span of 11 feet 7 <br />inches per Section R301.3 Item 1. <br />9. The Lower Floor Plan on Sheet A-2 appears to require demolition of the exterior wall to create <br />an opening for the Hallway. Demolition is anticipated to include a portion of the existing <br />foundation wall. The demolition should be shown on Sheet A-1. Framing and details for the <br />new opening should be included.
