However, the submitted documents are not <br />sufficiently developed for us to perform a comprehensive review at this time. <br />Revised construction -level documents should be submitted for review. Two complete sets of the revised <br />drawings should be submitted to replace the previously submitted drawing sets. Preliminary comments are <br />provided below to assist in revising the drawings, but these are not intended to provide a comprehensive <br />review. The resubmittal documents should include an itemized response letter clarifying how the review <br />comments below have been addressed. <br />Intake Review Comments: <br />1. The proposed project appears to involve converting a single-family residence into an adult family home <br />(AFH). The submittal documents are required to include the AFH checklist. The checklist should include a <br />floor plan on 8.5x11 paper per Section 3. Complete Sections 1, 2, and 4; do not complete Section <br />5. Submit the entire checklist with the floor plan. See the following link for the checklist: <br />https://everettwa.gov/DocumentCenter/View/108/Adult-family-home-checklist-PDF <br />2. The project specifies compliance with the 2018 IRC. The Occupancy Group "R-3" and Construction Type <br />"VB" are IBC classifications. Both should be revised to state "IRC' or alternatively may be removed as they <br />are not necessary for projects performed per the IRC. <br />3. The submitted drawings appear to include additional unpermitted work. The existing conditions shown in <br />the drawings are not consistent with the with photography available on the real-estate website <br />Redfin.com; see the attached document. The drawings should be revised to show all unpermitted work as <br />new work; all new work is required to comply with the current code requirements. Alternatively, the <br />drawings should show the removal of unpermitted work and restoration of the building to its previous <br />legally permitted condition. See IRC Sections R102.7.1, R105.1, and R113.1. Additional unpermitted work <br />includes but is not limited to: <br />a. Photo 1 shows the primary roof structure is roof joists, not trusses. The modifications to <br />interior walls below may impact the load bearing walls. See also structural comments below. <br />b. Photo 1 shows a door leading to the garage area. The area immediately beyond containing the <br />laundry area and new door to Bedroom E has been reconfigured. The door has been removed. <br />Photos 2 shows the closet in Bedroom B. The closet doors appear narrower than in the <br />submitted drawings. Modifications should be shown if the doors have been modified. <br />
