d. Photo 3 shows the original Master Bedroom, which is proposed to be subdivided into Bedrooms <br />D and E. Window has been removed and replaced with two smaller windows. Structural <br />modifications to the exterior wall have occurred. <br />e. Photo 4 shows the original Den, which is proposed as Bedroom A. The door to this rooms has <br />been modified and the wall extended. <br />f. Photo 5 shows reconfiguration of the Master Bathroom. Based on the photo location angle, the <br />access door is in the NE corner and communicated direction with the Master <br />Bedroom. Additional wall construction and infill has occurred. The bathroom fixture count and <br />locations have changed significant and are not consistent with the submitted drawings. The <br />window in the south wall has been removed. <br />g. Photo 6 shows reconfiguration of the Second Bathroom. The bathroom fixture count and <br />locations have changed significant and are not consistent with the submitted drawings. <br />h. The Proposed Office room is new. The construction of the house in this area is not clear, but it <br />does not appear a room existed. Additional wall construction appears to have occurred. <br />4. All demolition should be shown on the floor plans. Separate floor plans showing the existing construction <br />with proposed demolition, and proposed plans with new construction, are recommended. Where the <br />proposed project includes modifications existing building components (e.g., gypsum wall board, insulation, <br />etc.), these components should be similarly delineated from existing component that are not being <br />altered. See IRC Section R106.1.1. <br />Architectural: <br />5. The bedrooms should be classified in the floor plan per IRC Section R330.3. <br />6. The bedrooms should have emergency egress openings. The minimum opening dimensions and area, and <br />maximum bottom sill opening height of the floor, should be specified. See IRC Section R310. <br />7. Smoke and CO alarms should be provided per IRC Sections R314 and R315. A heat detector is required in <br />the garage per Section R314.2.3. An additional alarm should be provided immediately outside Proposed <br />Bedroom E. Alarms should be located away from kitchens and bathrooms as required by the reference <br />code sections. A note should be included requiring the alarms to be hardwired, interconnected, and <br />provided with back-up battery power as required. Alarm clearances should comply with Section R314.3 <br />Item 4 and Section R314.3.1. <br />8. The project includes exposing and infilling exterior walls. The building is required to be insulated per WSEC <br />Section R503.1.1. Where required, insulation complying with current code should be provided per Table <br />R402.1.1. Attics should be provided with ventilation baffles per Section R402.2.3. <br />9. The project includes installing new windows. The required thermal ratings for each type of vertical <br />fenestration should be specified. See WSEC Table R402.1.1. <br />10. The bathrooms and kitchen should specify exhaust fans including the minimum required performance <br />rates per IRC Table M1505.4.4(1). <br />11. The house is required to have a heating system per IRC Section R303.9. The type and location of the <br />system should be specified. If the system is new, it should be indicated as such in the drawings. Gas <br />appliances are prohibited in the locations specified in Section G2406. <br />
