12. The house is required to have a water heating system per IRC Section R306.4. The type and location of the <br />system should be specified. If the system is new, it should be indicated as such in the drawings. Seismic <br />restraints should be provided per Section M1307.2. Gas appliances are prohibited in the locations specified <br />in Section G2406. <br />13. Details for grab bars should be included for the water closets and shower. The grab bars should be <br />fastened to blocking installed in the walls capable of resisting a minimum 250-LB load. See IRC Section <br />R330.8. <br />14. The garage door swing should be reversed to swing inward, or a landing should be provided on the garage <br />side of the door. See IRC Sections R311.3.2 and R311.7.6. <br />15. Details for the construction of the new ramp should be included. See IRC Section R311.8 and R330.9. <br />Structural: <br />16. The proposed project includes structural work. Structural drawing should be submitted that include <br />framing plans, sections, details, construction schedules, fastening schedules, materials requirements, <br />general notes, special inspection requirements, etc. The drawings should substantiate compliance with <br />the prescriptive requirements of the IRC. See IRC Sections R106.1.1 and R301.1. <br />17. The modified load paths should comply with the prescriptive limitations of the IRC. Alternatively, an <br />engineered analysis and design may be performed per IRC Section R301.1.3; sealed and signed drawings <br />and calculations prepared by a professional engineer licensed in the state of Washington are required per <br />RCW 18.43.010, 18.43.020, and 18.43.070. See IRC Section R301.1. <br />18. The proposed project includes the demolition of non -bearing walls. Framing plans for the floor, ceiling, <br />and roof should be provided to substantiate that the walls are not load -bearing. The plans should also <br />include a note requiring the contractor to verify the walls are not load bearing prior to demolition. See IRC <br />Section R301.1. <br />19. Details for the construction of the new walls should be included. The details should specify connections <br />for the top and bottom framing plates to the existing structure. See IRC Sections R106.1.1 and R301.1. <br />20. Headers should comply with IRC Section R602.7. King and jamb studs should be specified for each header <br />per Section R602.7.5. <br />21. Framing and foundation plans, and details, for the construction of the new deck should be included in the <br />construction drawings. The details should include construction of the guards and ramp. See IRC Section <br />R507. <br />Review of your project will be performed in the order received once the required documentation has been <br />submitted.
